We have purchased a few properties through ReadyLet Properties and have been very pleased with the service provided throughout. Kim and Gil have both been excellent to work with from start to finish.
The information provided on each property was always detailed, and whenever we required additional clarification or further details, Kim was quick to provide it. She took the time to understand the criteria we were looking for and ensured that the properties presented were suitable for our investment goals.
Once a property was agreed upon, both Kim and Gil were very helpful in moving the process forward, ensuring that everything progressed as quickly and smoothly as possible while still being thorough. Their communication throughout the process was clear and professional, which made the experience much easier.

This review could have been avoided if ReadyLet stepped up. I gave them the opportunity. I don't like to be critical, but they left me no choice. So this is a cautionary tale for others based on my costly, unpleasant experience.
I must admit I’m stunned by the positive feedback, which really leads me to wonder. But now let's set the record straight.
1. Rental income: Misleading claims of appr. 10% rental income. Not even close; between taxes, repairs and upkeep, you’ll be lucky to draw maybe 4%. These are old, run-down properties in spite of the fresh cosmetics; there will be many hidden issues beneath the surface that will cost you in the long run.
2. Property Renovation: Are the properties really renovated, inspected, and rent-ready as claimed? Based on my experience and that of my colleague, a UK resident, absolutely not. Demand to see an inspection certificate as proof or do it yourself. Do not trust their claims even with photographic “evidence.”
3. Buying Process: They rush you into this lottery and use FOMO tactics to hook you in. The lure of affordable properties plus false yields can be enticing. Be ready to walk away. There are always other options.
4. Solicitor: They push you to use their solicitor to finish the deal quickly. The solicitor was negligent, unresponsive, and unprofessional. You'll wait at least a year to receive your deed--unless they forget to do it at all.
5. Tenant Deposit: I asked specifically at the onset if tenants made a deposit, like we should expect. Yes, of course, it was held in escrow. Not true. I would later find out when the tenant disappeared there was no deposit. So I'm not only left with the wreckage left behind, but no funds for just that purpose.
6. Tenancy: According to ReadyLet, the existing tenants were checked and considered reliable. Were they permitted to have dogs in the house? No one told me about this, nor was it in the agreement. You should see the resultant damage.
7. Durham County Inspection: Here’s a nice one. Durham County landlords need to be approved for DCC licensing. As such, the property is subject to periodic inspection by the county. Imagine my surprise when I received a notice that my property did not pass and I was liable for thousands in repairs!
Doesn’t ReadyLet claim the properties are inspected and in good condition? They inspect properties and respond to tenant complaints. Right? My property was infested with damp and had other major issues that were obvious to the inspector but apparently not to ReadyLet. This ordeal took over half a year to finally resolve and should have been dealt with by management, period. If I’d known any of this in advance, I never would have bought from them.
That was the last straw. If we can’t trust them to look after our property as they claim, thereby leaving disadvantaged tenants to suffer, and putting us owners at risk with Durham County, then we don’t need them in our lives. Don’t let it happen to you.
8. Stolen Rent Money: Upon giving ReadyLet and their management team the required one month’s notice, both reliable Gill and holiday Jen claimed the rent due to me for the final month was not received or returned to UC. They couldn’t get their story straight. Caught in yet another lie. So, apparently management kept it for themselves as a going away gift to me. Thank you.
ReadyLet’s first responsibility is to ensure client satisfaction, yet they did nothing but dismiss issues and defer to others--nothing was their fault. That’s simply bad business!
ReadyLet has cost me and many others significant sums, dumping these old, damaged properties that will not increase in value. I especially caution overseas investors: Do your due diligence and don’t be quick to trust them.
I defy anyone who’s left positive feedback to provide proof of anywhere close to 10% returns. Not possible. If you are willing to sink 1000s into upgrading, you'll save money from the revolving door of service people fixing issues every month. But then calculate the expenditure against your rent (which by the way is capped), and what are you left with?
There are plenty of safer, less stressful investments to earn 4 or 5%. Park your money REIT instead. Remember folks, everyone has an agenda.
The Durham County inspector and I developed a rapport during the debacle when my property was being renovated. When queried about ReadyLet, he had this to say:
“They’re a naff company. Go find a better one.”
Fortunately, I did. That’s why I’ve hung on till now, yet I’m still paying for issues left behind by ReadyLet!
In hindsight, I should have saved more money, bought better quality properties from a reputable agency, and hired a better quality management team.
Learn from my mistake.

They really do what they say we purchased a house that was in a bad state but was cheap so we knew down the line we will need to fix the house but we didn’t know the Tennant was going to run away after 3 months and not pay the rent and leave the house in a bad state.
So I called Readytolet and Gill stepped in she is the director and she explained everything and said what she can do to help us as we was in a situation were we had to pay back for the property she got us a 2 years fixed contract with signed AST, we cleaned the whole house and painted and she sent her team with out charging us to remove some left over things that we could not remove the cupboards and the old carpets that no carpet company wanted to touch as they were really filthy then the new carpets were fitted and council came to the property and signed it off for a new contract. She went over and beyond to make sure we was helped through the whole process and even kept in contact all the way through, they are not there to take your money and get paid out and forgot you like other firms they care about the client and customers that make me say one thing I’m a investor I will be going back to see her and there company when I want my next property they are cheap priced well and all refurbished to a high standard.

I would like to highly recommend Readytolet first of all this is the second property we have purchased from this company and they truly appreciate and go over and beyond for there excellent 5 star customer service,
I had a issue with the property well the tenant and Gill really helped a lot as the Tennant left with out any notice and left the property in a really bad state me and my wife went down and refurbished the house and painted and cleaned the house, but we had paid to get new carpet fitted and no one wanted to take the carpets as was in a really bad state then Gill arrange to get them removed and some cupboards from the house, and also got me a offer with the council for a fixed 2 years period with a new tenant now this is what I call customer service as she knew I was out of pocket, the whole team at Readytolet are great, and I would say from my heart they are a genuine firm and very professional company, I will definitely be going back to see them for my next property as I buy and sell and rent. I don’t really write reviews but when some one has helped me and made everything easy as possible answer all my questions and help I would make the time to do this.

In August 2024, I acquired a property in Easington through ReadyLet Properties, which was promptly managed by Ready to Rent Management. Although these two appear as distinct businesses, they are essentially one and the same, sharing ownership, staff, and intertwined operations. One deals with selling refurbished properties, while the other takes over their management post-sale. Unfortunately, my experience with both companies has been incredibly concerning.Being an international investor, I had to depend heavily on visuals and assurances from the company that the refurbishment was up to professional standards. The purchase process seemed hurried, though I initially thought this was typical. However, the subsequent six months were a complete ordeal.Despite securing a tenant quickly, I didn’t see any rental income for the initial three months. Various justifications were made – incorrect banking details, late payments, missing rent – none of which were valid. Jennifer, who was meant to be my point of contact, never responded to my emails throughout this period. Instead, I always found myself dealing with different staff members, often receiving inconsistent or unclear information.When rent started coming in after three months, deductions for supposed repairs, like fixing the boiler and windows, were already being made. This was puzzling, considering the property was recently refurbished and covered by a six-month warranty. Complaints led to promises of reimbursement, yet similar deductions persisted over the following months, requiring constant efforts on my part to make them honor the warranty they guaranteed.Communication was dreadful – slow, elusive, and far from helpful. Clarity emerged when a staff member mistakenly sent a group email to about 150 clients, inadvertently sharing their email addresses. We began to exchange stories and discovered many had faced similar issues: unpaid rents, fabricated repair costs (several tenants confirmed no repairs were made), and questionable tenant placements.To add to the frustration, the agency held my rent for August for six months, releasing it only after legal threats.
