When we first heard about Pacaso, we already owned a vacation home and we were finding that the cost and maintenance were too cumbersome. We came across a great opportunity in Saint Helena through Pacaso, and it was perfect. It's been great to actually connect more with our friends and family. We love being a part of the community. We actually have our daughter in some summer camps in the area to make friends with other kids in the community.
There's a whole team at Pacaso taking care of things. They're making sure the home is clean and maintained. They're making sure that the electric bills are being paid, the Internet bill, etc. But we still have this asset that is growing in value and we get to use it at the same time. Everything is so transparent, either in the app or from our property manager. I've actually taken some of the learnings from Picasso and implemented it in my own business because the customer service has been 5-star.

Hindsight is always 20/20, so if you are looking to be locked out of heaven, you should go into your deal blindly. Other wise open your eyes because there is no transparency with this company and their main focus is profit for execs with the bottom line number, and certainly NOT you the owner. BUYER BEWARE! Everything will be roses until you start asking questions or want to SELL. Our experience has been horrible with very poor services. Let us start this RANT Like in LIFE, it doesn’t matter all the positive reviews or things you’ve done, people will only remember or care about the one BAD thing you did to them, intentional or not. So this ONE 1 STAR review is for you Pacaso! Despite the other 100 positive 5 stars you got, it still doesn’t make up for the other 45 1-3-4 stars on your trust pilot review. It’s the 1 stars people want to know about because you hurt the owner in some way that made them feel bad about their decision to trust you. This review is a culmination of 4 years of positive and negative experiences we have had leading up to the final straw that broke our mother’s back, summing up to a big fat ONE STAR!
We have tried to get out of Pacaso since our 1st purchase in 2020 and met with all sorts of excuses and new policy changes and rules. It began with … you have to wait at least one year, then wait until all shares are sold, then wait til the market is just right. We have given them more chances then they deserve, trying to believe their ‘promise to make it right’, ‘give us more time’, ‘we have someone knew’, ‘let us support you’. All good lines from this unicorn start up company. Google their competitors, google what’s wrong with pacaso, research, read the reviews don’t make a mistake like us and just trust like we did or you will cry later.
Let’s start with the APP, it needs much improvement and has many many restrictions. Although they try to make it fair since it is so hard to schedule dates with 8 different people wanting to share the best times and holidays, they won’t let consenting owners work with each other so that they can CONTROL all the final decisions.
They change (and excuse it as ‘updating’) their contracts so they continue to keep control when an issue arises where they see that a new owner could potentially have more rights. So when a new owner buys a pacaso in 2024, that contract is more restrictive than the contracts they put out in 2020; because they have learned to add another restriction in a new agreement to remove another owner right that didnt come up before. And they will hold you to the new existing contract, unless you make a legal challenge to them which will cost you money to
fight. Ask them how many times they have ‘updated’ or added these little things and the response will be … oh ‘It’s to protect your rights’ they say. But you won’t know what they took OUT, just to keep IN (the contract) for their control. It requires all 8 owners to dissolve their pacaso management of the home with their final approval, so you will virtually NEVER EVER be able to come to this decision, so you are tied to them for life. Unless you get lucky and can sell for a LOSS.
They could care less to help you sell because they make all the monthly fees and will drag out your listing and bury it as long as they can. If you drop your price you may get some interest but you won’t be a priority to get out of a BAD MARRIAGE. They own all the attorneys, agents so make all the commission 6% ex. if you sell for $750k they pocket $45k; or try to use your own agent but then you won’t get any access, no call backs for showings because they say other owners are using property so they can restrict your viewing windows all in an effort to CONTROL the process for their benefit. You are at the bottom of the list of priorities since they don’t want any interaction with potential buyers and other owners to convince them not to buy or to share any feedback or negative experiences that would lose the sale and chance to dupe another unknowing hopeful 2nd home dreamer. Their resales team is the worst and they have gone thru numerous agents and home managers, who have turned over several times. Although they are a young company 3-4yrs old, we have gone thru at least 3 new HM contacts for each home every year.
They have different rules for each market and are not consistent in their deal offers or incentives, depending on the profits they want to make off you. They use a high pressure due diligence process and say it’s quick and easy 2 wk close, and they penalize you for wanting to extend your DD and make your deposit non refundable.
They offer empty promises, initially give you RSU restrictive stock units/options (for future IPO) then remove this incentive. They restrict the calendar and block dates to YOUR alleged ‘home property’ at their own will for their own benefit by saying they own a share. 👎🏻

In the past 4 years since 2020 when the company launched, we have been Owners of 5 Pacasos and we have gone thru some positive but MORE NEGATIVE experiences in every aspect of this company from top level management downward. We have debated whether or not to post this 1star review after going thru all 144 other owner experiences noted here; mainly due to concerns that this will negatively impact the services Pacaso management will provide to our family moving forward. We currently own 3 Pacaso’s and have sold 2 after the 1st year of ownership. They changed or made new rules arbitrarily and without notice to benefit their company with disregard to owners rights. You will be left in the dark and when you by chance find out, it will be too late as you will have missed the opportunity to protect your interests. They will have made a new policy to cover the company’s decisions about their sole interest, and you must sign their contracts and side letter/agreements or else - meaning you have no choice not to sign or negotiate for your benefit. Take it or leave it is their motto, so don’t be fooled by their ploy of ‘we are here for you to support you as an owner’. In fact it is more like a dictatorship and if you don’t follow like sheep, they will take away and strip your rights to ‘your home’. IN FACT IT’S NOT REALLY YOUR HOME! You have just paid to be able to use the home their company bought/owns and manages under the guise that you have a shared 12.5% interest in the LLC that purchased the property. YOU ARE THE FOOL THAT LET THIS HAPPEN. We are the fools that allowed our dreams of 2nd vacation home ownership to be sucked into their veil of empty promises. Sure, all is nice and easy in the honeymoon phase of quickly closing and funding your memories, but when the issues arise, don’t expect things to be just as sweet, but rather tart when they turn just as quick into nightmares that last longer then your short pleasant dreams. We are now selling our shares, likely at a loss because they have cancelled our booked stays at ALL of our 3 properties due to disagreements in the terms they forced us to sign without recourse. Our attorneys have made recommendations for our best course of action and we must tread lightly as they are already under lawsuits and civil litigation with several cities in California (Napa, Sonoma, StHelena, NewportBeach, etc etc - google to see the anti-pacaso movement). If you have an issue at one home, they remove your access and rights to your other home, because they force you to sign a clause that allows them to enforce their will on you if you disagree … take it or leave it they say. Well we are now leaving it for the next unsuspecting dreamer who didn’t bother to look at these reviews until it’s too late for them. Too bad so sad mr.Pacaso it’s not a dance song Mr.Robato. Go back home and cry because they don’t really care about you. So put your Big Boy pants on and walk on by, nothing to see here but resentment for a poor decision that is just so striffling it’s quite laughable. You have no rights but only one voice that hopes to be heard so that one day YOU may be able to avoid this burden of unhappiness and stress in a life you don’t need. Here is a tip … look into their fierce competitor that allows more transparency then pacaso promises. They openly allow you to even rent the home you purchased and will allow owners to swap their stay dates and even permit like minded owners to consensually communicate with each other. Wow, what a new extended family that could be? Well there you have it, I hope that was meaningful and left you with more questions then answers. It was a pleasure as always to enlighten strangers in passing. Let’s hear it from you now sir Pacaso?!

My husband and I own a quarter share of a Pacaso home in Palm Desert, and I can’t say enough positive things about our experience with Pacaso. We also own a timeshare in Palm Desert, which we enjoy, but the timeshare experience feels more corporate, less personal, not like the homey, feeling of our Pacaso home. All the timeshare units are the same, and there is no home manager and no storage space. Our Pacaso experience is so different! We have found the home manager, and management team to be incredibly responsive, and we have developed personal relationships with the team. The home truly feels like our own. When we walk in the home, it is perfectly clean and the furnishings are just spectacular. When we first saw our home it was jawdropping. On our first stay, we were thinking about buying another share, and our son asked us “ What are you waiting for?” We live on the East Coast, so being 1/4 owners is ideal for us, allowing us to maximize our stay. We have hosted our family and friends, and they are awestruck, finding their stay with us, relaxing and restorative, Noting that “this was the best sleep I’ve had in years”. Our Pacaso home has been absolutely wonderful. It’s completely worry free with everything taken care of. I’m so grateful.

I think people are always really surprised when they come to our Pacaso. If you invite people, they will come, and they will want to come again and again. We love the high-end furnishings, finishes, outdoor area, pool, hot tub, fireplace, and dining table. It’s the whole package: comfortable elegance. We’ve made so many memories that we will keep forever.

I’ve spent a good deal of time trying to educate people on what Pacaso is all about, and they use the same word: no-brainer. Why wouldn’t everybody buy a Pacaso? We wanted to bring friends and family to a place where they could vacation too. The house is beautiful, and we have space for multiple groups. Our whole family sleeps very well when we’re at our Pacaso and we feel like our best selves when we are there. Plus, it’s nice to walk into the house and see things that I already have in my primary home. It makes our Pacaso feel that much more like home to us.

Pacaso has a high quality bar. Our house has mostly Resotration Hardware furniture, and it has the feeling of a 5 star hotel. We love that our Pacaso is accessible for us, our families, parents and friends.
One of the awesome perks with our home is that we have access to clubhouse (with gyms, pools) and we get special amenities at Northstar ski resort. Having these amenities when you vacation is a huge plus.
Because of Pacaso, we’ve been able to have family reunions (that we've been trying to calendar for years) and bring new friend groups together.

It's not until I take friends and family to my Pacaso that they truly appreciate the whole experience and value proposition. Pacaso does an excellent job of putting the house together in a way that a lot of designers don't. I love the size and the breathtaking views, and I can bring a lot of friends and family over to entertain. Now that we have the home, the kids feel compelled to come. We've had a lot of really cherished moments together.

Initially we loved Pacaso. We loved our home and the staff was always responsive. Then after a year, they assessed each home owner approximately $8K as they didn't budget accurately. On top of that, they increased our monthly payment by 65%!! It's a real bait and switch where they lure you into ownership and then assess you a huge amount at the end of the year (no forewarning whatsoever), and then greatly increase your monthly fee. At a time when inflation is less than 4% how in the world can they justify a 65% increase?

I’ve been going to Tahoe once or twice a ski season, renting Airbnbs with my brother and his family. I thought it’d be great to have a vacation home, but it seemed like such a hassle. I think the Pacaso model solves a lot of that. Scheduling is one of the best things about our Pacaso so far. The app has been terrific. I’m a UX designer working in apps, and I appreciate all the built-in features. I find that I'm getting most of the dates I want. Being able to share home information with guests has been a nice addition. We’ve tried swapping dates recently and that totally worked out for us too. Plus, I love having a home manager — that kind of white-glove approach is terrific. The thing I love about my Pacaso is that it’s not only a beautiful home but it also becomes a gravitational pull to bring in friends and family to spend quality time together!

My husband and I have owned a timeshare in Palm Desert for the past 12 years, and have loved coming to this beautiful paradise. During the pandemic, we explored ownership possibilities, and our son suggested we upgrade from our timeshare in the Valley and transition to owning real estate with Pacaso. A few months later, we were at the BNP Tennis tournament and saw Pacaso everywhere. It was literally a sign to move forward! We are now very happy owners of 2 shares and love the elevated quality of life we enjoy while at our Pacaso home. Every minute detail of ensuring a turnkey experience, is provided. We are thrilled with being Pacaso owners.

From start to finish the people at Pacaso were friendly, patient, transparent and extremely helpful. I had prior experience with the shared-ownership concept but the Pacaso folks answered every question and provided me with all of the information I requested.
