Honestly the worst Experience I’ve ever experience with an agency and the landlord was no better.
Imagine having a dirty carpet in the bathroom
Broken fire alarms that constantly went off, which weren’t fixed for months and even now they’re still not functioning correctly.
The landlords will contact and call you shout at you over the phone.
They tried to make me pay rent twice a month for most my stay. No matter who I spoke to I didn’t receive any help and they’d constantly forget when my rent was due.
They’re sooooo rude over the phone it feels like extortion the second floor bathroom basically didn’t work nobody could use it.
The boiler is ancient and would make weird noises. It’s old not too sure how old but it’s made out of copper.
I could go on for a while about the tree at the front that isn’t safe because of a storm huge beaches fell nearly hitting cars and putting the residents in danger.
My curtains were mouldy I had to buy new ones from my own pocket, the hardest part was tacking the old curtains off seeing as they infused with old fashioned C clips they used.
Moreover, the heating caused arguments because you couldn’t control how hot it was from your room and because half the house faces away from the sun my room was freezing whilst the other half had constant sun meaning the rooms were boiling. The way this was sort of resolved was through the agency threatening to increase prices or money would be taken from are deposits if we didn’t stop using the heating
but overall the agency is shouldn’t have the right to continue with their standards and the landlords need to stop the extortion for student accommodations, especially when the house looked like even if we made it spotless they’d still take are deposits.
What makes it worse is that through this pandemic the agency would call those who couldn’t pay anymore because they’d lost their jobs threatening us whilst also trying to get us into work during the COVID GLOBAL CRISIS ARE YOU INSANE?
The landlords wife would also call she was extremely rude I don’t know how the landlords or why the land lords could contact us but they did whenever they chose to do so and this was all okay with this agency.
To summarise if they could keep your family hostage for the money you owed them they would, they would be deceitful whenever they had the chance and get you into contracts without explaining very important things.
I was put onto a contract that had already started I don’t know if this is okay they explained things briefly and knew that I was in a tight spot with finding accommodation
They even gave me the wrong key so I was locked out my own room for a week which I still had to pay for and the key snapped when I tried to open the door which they tried to make me pay for. Plus I would have to keep my door open because it would lock by itself I once got locked out after a shower and simply getting help proved to be very challenging
I can provide more information however, because my tenancy is still active I’m worried I won’t get my deposit back and more
Great efficiency and range, deposit and signing up are affordable, modern and easy
Everyone has a different experience but mine has been excellent. As a tenant the Sheffield branch re-housed me with a three day turn around. Deposit amount is very good especially given the virus situation, and Matt has responded quickly to all my requests since moving in. Patient as well.
Great guy and really impressed with the quick turnaround as other companies can take weeks to even get back to you.
10/10 would and have recommend(Ed) to friends who need somewhere quick and affordable but also a decent place to live and spend time.

I am a landlady who has 9 student HIMOS under management at Nicholas Humphreys in Loughborough. I have been working with them for over seven years and I couldn’t be happier. The service I get from Naomi, Beccy and Dani is second to none. I also know for a fact that my students are very happy with Nicholas Humphreys as I make a point of visiting them each year to introduce myself when they are living in my houses. Don't understand why there is so many negative reviews. they have only been helpful to me and my housemates.

I viewed a property, loved it, paid a holding fee. They took the house off their website and rightmove. We passed the application process, due to move in two weeks from the application date. Three days before the moving in date, we received an email to say the landlord has found another tenant ?? When I called to question why, what, when and how, I got told that it’s the landlords decision and nothing I could do. Baring in mind I have given notice at my current property and also 3 weeks before Christmas!!! I was devastated. I was told they can find me something else. So I said ok...then to find out the next day the house That I was supposed to be moving into is back on all websites to rent. So I sent an email to request a viewing. I was then contacted the next day to book a viewing. When I questioned the office as to why as I was approved and agreed a moving in date is this back on the market. They said someone else is going through the application process but he is looking at back ups. I said I was approved and then told the property is no longer available.
The staff couldn’t answer me or explain why or how.
So tHe agency lied to me. Even though their time and effort was put into my application they were just as gutted as me, however that was clearly a lie as they advertised it again for the landlord.
Every one I called told me different things about the property but they couldn’t explain to me when I said who I was and it was supposed to be mine.
No sorry no explanation.
So I asked for my holding fee back, paid by cash and they said no it Has to be bank transfer, which would take 2-3 days. However I needed it to hold another house with another agency. But no they couldn’t help.
Still no sorry or nothing to help me find something else as priority. I have a son and three weeks before Christmas no where to live. They don’t care at all. Paying a holding fee doesn’t matter one bit. Total disgrace.
So I will never use or recommend them in the future and to be honest would I rent the house now anyway when the owner can do this to a family.......

Very disappointed I’ve had to even give one star, the treatment my daughter has had before and after moving into her flat on 13/9/19 has been abysmal, she first reserved a property in Oct 18 for this uni year with Nicholas Humphreys this was withdrawn by NH in May 19, offered another house in May, this was withdrawn on 28/8/2019 so we were shown this flat, on looking at the flat we were told it came with two parking spaces and there would be no problem using the private carpark on moving in day, all lies no parking and hit with a parking fine, first night no water, no refuse bins outside as the property wasn’t registered, which the council won’t deliver as no ‘HMO’ license in place, we are awaiting an inspection so the students now have seven weeks of rubbish inside making them ill, no access to post boxes and address has not been registered with the post office, no bar stools or lampshades as promised, it took weeks to get a lock fitted on the front door of the flat as the owner couldn’t see why this was a problem, no covered bike rack which was a stipulation from the council when planning permission was granted should be supplied before any students move in, plus many more issues.They won’t answer my calls or emails, they refused to give me the owners details which is illegal, but luckily I found it on the councils planning records,no one seems to want responsibility of the flat Kevin is no longer there, Ryan has now stopped responding and Simon is not replying to emails.

Me and my best friend got to the UK in 2018 and as foreign students we had no former knowledge of the private housing market. I found the rating of Nicholas Humphreys on Google and assumed they were professional letting agents, I was very wrong.
During my 1 year as an MSc student I had to move 3 times. First I was placed with two British guys who did no cleaning, had parties at 4 am and were really disrespectful whenever me and my friend tried to talk to them.
We were then told by Nicholas Humphreys (Bhavik and Adrian) that we could get out of the contract and move to another apt. What they did not tell us was that we would never get our deposit from that apt back if we chose to do that. So, we moved quickly. Again assuming they were professionals and that the issues in the new apt. would be fixed. The apt had only one working toilet which was inside my friends bedroom, and the door could not be closed properly. Soon, the whole apt started falling apart, smelling like a sewer, beds were broken, shower started spewing up dirty water from the drain at night, the gas meter stopped working and we were left without gas for almost 2 weeks in the middle of the winter.
We moved again, after most of the repairs still not being fixed in the 2nd apt, roofs leaking and still stinking of sewer. The new apt was nice, had few maintenance issues and the first roommate we mat was really nice. But ofcourse the second roommate was horrible. She had family parties several times a week, smoked weed and cigarettes inside and stole our stuff. Whenever we tried confronting her she started screaming at us. She terrorised us for more than 4 months, occasionally taking all of our stuff to her room and denying ever seeing it. She even poured all of our alcohol in the sink and pretended to have nothing to do with it.
The letting agents are generally hard to get a hold of and nothing they say should be trusted. They will never do what they promise in time, regarding maintenance, cleaning etc. We ended up spending way too much time and money trying to fix their mistakes and would never recommend signing anything with these guys!
The worst landlords ever
The worst landlords that I'd experienced in my entire life. I'm not even talking about the appalling condition of the room that I'm renting and the trash on the floor that I found when I moved in. What was the worst part is their attitude. After I signed the contract, they started ignoring me, there was no chair in my room and the trash bin outside the house is gone. They see my messages on WhatsApp but still tend to ignore every single one. They lie to tenants in order to get them to sign the contract and look for excuses not to show you the exact terms of the agreement before the day you have to move in. The whole house is disgustingly filthy and not maintained at all.

Problems since day one. But the main issue is the contract states internet is provided so we are paying for it. Internet should have been put in July it’s now September and still no internet. They refuse to take responsibility and keep telling me dates and the dates come round and still no internet. I have been fed so many lies and have no trust in anything they say anymore.
Always get told I’ll get a call back and never get it. Real lack of communication and terrible consistency from info of staff members.
The inventory provided by the company left out so many faults it took me 2.5hrs to complete.

Rented through them as a student in Manchester, terrible experience. Consistently ignored any emails, when we would go to their office to get a response they just lied to our faces about things they would do /have done. After a year of terrible service and communication they took every tiny scratch around the house as an excuse to take out of the deposit, mostly for things which they would have no way of fixing with the deducted money, e.g. a scratch on the hob or to clean the inaccessible interior of the oven door.
Be very careful with Student Housing
Be very careful with Student Housing. During our two year stay they never replied to any of my emails - including that we only had one key between us, and when maintenance requests were put in they were mostly ignored. House was in complete disrepair and simply unclean - not to be unexpected, sadly, in a student house - but they try and charge you for it afterwards. Such atrocities that apparently justify a £140 "cleaning fee" include a small piece of string at the back of a cupboard, and a small piece of cardboard on a windowsill (which was there when we moved in!). Anything to avoid paying for the house clean they promise their next tenants - which we didn't get - so I can only assume they pocket the £140.
On top of this they snuck in a £90 "check out" fee into our renewal. That's on us - we didn't spot it in the contract, but it shows how shady they are, and they'll get your deposit one way or another.

The company will do anything to help…
The company will do anything to help take your money but once taken they have no duty of care and will allow landlords to take all of your money and provide no help. This year I’ve had a lack of running water during 35 degree weather and building works throughout the night, a landlord who has threatened me constantly and Nicholas Humphrey do nothing as they don’t manage anything after first signing.

Dreadful! Everything was running smoothly until our move-in date. We got the keys from the estate agents and they told us to go to the property ourselves as there wasn't a member of staff available to let us in or carry out inventory for a couple of days, as it was a Saturday and they finish earlier. Arrived at the property and the previous tenant was still in there, asleep in bed - it was midday! Spoke to Humphreys immediately and told them that this was unacceptable. They said the tenant had overstayed his contract by a day and they were unaware of this. Barely given an apology and even if the tenant was due to move out the day before they should allow for a few days cleaning and checks before letting new tenants move in.
They offered to refund some of the deposit understandably. Got the cleaner in for 50 mins before we were due to move in. The floors were still wet on arrival. The hot water went off a week after moving in as the boiler had to be repaired. Took over 8 days to organize this with us.
The remainder of the tenancy was okay although they were never very clear at communicating things to us and didn't really have a clue who had said or done what in their team.
When we moved out they took around 120 each from our deposit for "cleaning fees" which was complete joke as we all know they spend less than hour cleaning the entire property before new tenants move in. Not to mention the £90 checkout fee to leave. I complained about this and they refunded £30 each. It was a long process to get this, and I would not use their services ever again in future.
Pay and pray
Pay and pray that nothing will need to be repaired. When we had emergency, because the shower was broken they answered after 1 week. The another week we had to wait for the electrician. All the time I had to wash my head (long hair) using water from the bucket. I am not from the UK and I have never experienced something like this before.
Additionally, they increased the rent after we signed the tenancy agreement and paid the first fees (the same situation like in the previous review - the said we could resign and lose the fee or pay the increased rent).
The deposit was returned to us after over 1 month. When we asked them why we had to wait so long they just stopped replying emails.
Worst possible estate agents
Worst possible estate agents for students. Absolutely horrific we have not had a working over for 7 months. Mailed them countless times and called them up several times and it still has not been fixed.
List of problems when we first rented the property going up till now:
-Oven not working (fixed after 2/3ish months and broke after less than a week and has not been sorted out since. A couple of contractors have come in and measurements have been done but 1 month after that....nothing)
-Boiler not working
-Therefore no hot water for the first month
-Old boiler thrown into the corner of our garden (requested several times for it to be removed but nothing yet)
-No working shower (fixed after first couple of weeks)
-Mold across the kitchen wall. Told them about it and landlord just painted over it. As it was not special paint it peeled off very shortly after and has not been fixed since we told them about it months ago
To be fair we should've known how horrible they were since after we signed the tenancy agreement for a specific amount of rent they try to get us to resign it with an increased rent.
If you have Harry Lily as a property manager god rest your soul because you will be living in hell with an environment surrounded by stress and unfinished task which you have no control over.
Had a friend deal with Harry as well and needless to say he was also trash to him.
For the love of god do not go here and fix my oven already.

to be honest I dont think I should even give 1 start moved into a property on the 4th November 2017 reported some problems on that day despite several phone calls and 2 inspection visits still not repaired - several complaints about a blocked toilet no help what so ever I had some one in privately and sent the bill to nicholas humphreys - no0t been able to park in my allocated space due to building work no compensation despite still paying full rent and compalints made - work shift woke to find 2 workmen in my flat to do a repair un announced and certainly not invited in they came in as no reply!!! no I was in bed as on night shift - trying to move out gave notice on the 22nd september would like to release early if possible as new house ready on the 1st reference fees and check out fee of 90 quid ....that makes a hole in the deposit you get back.. will never use again
