Waste of space
Literally a waste of space. Had no idea what was happening with the purchase of a house. Kept ringing up to ask us and then a few weeks later would ring to ask again. Then all of a sudden stopped calling and didn’t bother doing anything….then people never returned calls. Rang us up and gave details about the wrong house towards the end. Honestly I don’t think they know their own job. One day I told a lady I was very unhappy with it all and she replied oh that’s amazing. Wasn’t even listening.
Misleading and Contradictory Valuation Process
We used New Home Solutions for a part-exchange valuation and found the process contradictory and misleading. We were told the valuations provided were true independent market valuations, not developer figures. The report recorded a “vendor expectation” we never gave, making it look as though we were asking for more than the property was worth. It relied on two agent visits and one desk-based estimates while the higher figures were ignored the final estimate was based from the desk-based estimate. We expected the developer would reduce whatever figure New Home Solutions gave, and that is exactly what happened. However, the report itself seemed off and this may be due to a lack of knowledge of the area. It included “sold in street” data from houses that were demolished years ago, pulled in comparable from completely different towns, and downplayed stronger local evidence right on our doorstep. Negatives were highlighted without equal weight to positives. There was also no further mention of helping us with an assisted sale, which had previously been raised. The process was delayed due the New Home Solutions not keeping in touch, we had to chase every step.
Overall, it the report read less like an independent valuation and more like an exercise in suppressing the price to suit the developer. Everyone lost out in the end. We felt as though we were not their kind of customers and they did not want our custom.

Outstanding Effort
Samantha Smith was our contact representing the seller of a property we were trying to purchase. Our solicitors, Howells Legal, put every barrier possible to try to stop the transaction (for unknown reasons) and Sam fought valiantly, thinking outside the box and suggesting fixes to try and proceed. Even securing us an amazing deal with the seller, that was eventually refused by our solicitor! Her manner was friendly but professional and she was very knowledgeable in her field. Unfortunately, our will broke and we had to withdraw from the purchase but we were more worried about letting Sam down after all her efforts. I would definitely recommend Samantha Smith and New Home Solutions

I tried to do this via the complaints procedure on the website but unsurprisingly it does not work.
The way this company has completely and utterly messed us about is disgusting and they should be embarrassed and ashamed.
On July 4th me and my family went to view the house on Thirlmere Avenue in Workington. We were the very first people to view the house and the first people to put in an offer which was accepted. Under the impression that the house was ours as our offer was ACCEPTED we put our house on the market. Only to find out weeks later, after having to contact the company ourselves as they did not have the decency to inform us, that they had sold the house to someone else supposedly before our offer had gone in.
My first issue here. They told us that someone else had viewed the house and put in an offer before us. Now this cannot be true and it’s not a good impression lying to customers like that. Here’s how I know that’s a lie, the owner of the house was away on holiday and the house was put up for sale while they were away. Therefore NOBODY could have viewed the house in that time like they said they had (they said someone viewed the house and put in an offer on the 3rd July which as I have just made clear could not have happened) The owner of that house currently is my dads friend - so yes, I’ve fact checked this. He also did inform us we were the first people to view the house.
My second issue here is that if that was true it would mean you accepted our offer of the full asking price after accepting another offer- ultimately screwing one of us over. Extremely unprofessional.
My third issue is that they didn’t even bother to contact us - as they originally said you would- to inform us the house had gone, knowing our house was on the market purely so we could move into this house.
This is absolutely ridiculous, the way they have handled the situation was atrocious, the fact that they had no decency to inform us that the house had been sold is disgustingly especially considering you are a business that is supposed to help people with situations like this and the fact they have blatantly lied to us and messed us about is beyond me

Wouldn’t really want to buy if these were dealing with the sale again. Amber constantly pestered us, when there were issues or questions she should have gone to the solicitor about. We informed her we were on holiday one week and got about 3-4 calls that week alone from her. Every week we would get 2-3 emails and calls from her asking us to chase our solicitor for simple things she could have chased him herself for. We sent an email to her to inform her that if she had more info she needed then to go to the solicitor direct. This was ignored. Thankfully she didn’t end up staying on our case until the end of the purchase and Lauren took over, as to why this isn’t a 1*. We got left alone until the house completed.

AVOID NEW HOME AGENTS. READ WHY…
I’ll explain to everyone here what New Home Agents (solutions) are. They’re a company that work with building companies to sell their part exchanged homes for them. We had our offer accepted, knowing we were in a chain, and was given 4 weeks to complete. I did explain this wouldn’t be feasible as we’d only just begun proceedings selling our house. I was told that this would be fine as long as everyone in the chain could show that they were doing all that they could to speed things along. Nonetheless, everyone in our chain (4 homes) had signed their contracts, apart from the first people in the chain, who are waiting on a patch of grass being added onto their title plan from Land Registry. They had paid extra to expedite this quicker. It is expected to come back with the full report next week, and be due to exchange contracts NEXT WEEK. Today I have received a phone call to say that the builders wish to remove their sale and pull out of the chain. With ONE WEEK to go. Absolutely heartbroken, and so infuriated. If we’d have known it was a part exchange company, we’d have never have gone with them, knowing what building companies are like and how pushy they are. It was Story homes for reference. Avoid at all costs if you want to save your solicitors fees and put them towards a house you’ll actually get in the end.

Overall good experience
i was on the side of buying and house and the service was good enough. There were some small hiccups but they were very understanding. For example, i was waiting for 1 extra day to get my bank statements and they threatened to drop out of the deal for taking too long but after we explained the situation they were very accommodating. I would use them in the future if i need their services.

Firstly I have to start by saying we where sceptical of using New Home Solutions (particularly as our house builder recommended doing so).
However, we put our home on the market with New Home Solutions on the Friday and had over 18 viewings booked in on the Sunday.
We had multiple offers over asking price by noon, and more by the end of that same day. (Not bad, particularly as our house was valued at over £40k more than we originally anticipated ourselves). Their pictures and marketing of the property were superb!
After instructing first and best offers to be in by the Monday night, we had a buyer and were able to put the deposit down on our new property then next day.
We couldn't believe how quick it was, and the interest our property had received made us question if we were right in selling it!
That was the easy part for us. The hurdles came when navigating the exchange of contracts expectations between our buyer and our house builder (which we could see both sides of). Step in Helen...
Helen kept us fully updated throughout the process and took all the stress away from ourselves, communicating with both parties and offering much appreciated advice at every step - She is a credit to New Home Solutions!
I would definitely recommend their services, particularly if you are new to buying a new build. In hindsight we can see there would have been a few pitfalls along the road had we not had Helen in our corner.
