The Upturn Never Arrives...

At one time, investing with LHX was a reasonable proposition, but as dividends have fallen and fees have increased, this is no longer the case. Hoped for improvements in investment performance never seem to materialise. I currently have an investment with LXH in a property in the south-east where I have an expected capital LOSS of -76%, which is a truly mind-boggling figure, and completely out of sync with my experience of directly owning physical property, where I have seen GAINS of over 76% over a similar timeframe. I have also found that exiting my LHX investments has taken much longer than I anticipated.
Overall, I'm afraid I couldn't recommend investing through LHX, and would suggest you just put your money in an ISA. But if you must, the best way would be to buy on the resale market - seek out one of the few properties that does pay a dividend, with as large a discount to its independent valuation as possible. And remember that the more rental units the investment relates to, the longer it's going to take to vacate and sell all of them before you can realise their full value...

Worst company ever

Worst company ever! Put money into an ISA investment 4 years ago. The investment was only meant to be for a year and now they are saying it’s unlikely I will see a penny of it back! They just seem to take their fees and not care one bit about how their customers are ripped off on a daily basis. Avoid this company at all costs!

Throwing small investors under the bus

Throwing small investors under the bus. I had a development loan with them, which effectively didn't deliver enough. Therefore, LHX's primary lender designed a strategy to save all their capital and most of the interest, and the rest of the small (crowdfunded) investors in LHX were told that they would lose all the capital, not even to mention the interest. Such a disrespect to the small bondholders! Even worse, where is the due diligence they (LHX) apparently did on the primary lender? If clearly, the primary lender had only one thing in mind, to rip off the small bondholders.

Terrible

Terrible. Been in a long time for a significant amount. To start with dividend payments were good. But as time has gone on it has become apparent that in a rush to stock up the portfolio and attract investors, properties were purchased at far too high a price. The housing market goes up and down but for London flats to now be sold at 10% under purchase price just illustrates incompetence of those responsible for accurately valuing and negotiating best price. Dividends have been suspended for years now. For a company to have financed purchases on variable rate mortgages during an extended period of historically low interest rates and then get caught out by the rate fiasco later is bordering in criminally irresponsible. The across portfolio mortgage rate is apparently 8% at the moment. Whilst my investment is going to be worth significantly less when realised I guess people coming in at this stage can potentially grab a bargain

It should be noted that London flats have not performed particularly well across the board - not simply in our portfolio. According to HPI data from HM Land Registry, London flats have fallen by 4.9% in the 12 months to February 2024. This fall in value is of course amplified in terms of the impact on equity, by the presence of a mortgage.

The mortgages available to our portfolio are not the same as those available for standard buy-to-let purchases and even when rates were very low, the cost to fix was high. Investors benefited for a number of years from low rates available through variable rate mortgages and we have been impacted by the rising cost of borrowing as have a huge number of actors in the property market.

Severe Underperformance and Broken Promises: A Warning About My Disastrous Investment Experience

I'd like to offer a candid reflection on my experience with this investment platform, particularly for those considering similar ventures. I invested a significant amount - over £30,000 - based largely on the guidance of their investment advisor, focusing on properties they recommended. Regrettably, after a four-year period, my overall return was almost negligible, nearly 0%.

One of the main appeals for me was the dividend income, which turned out to be underwhelming. There were extended periods without dividend payouts, and when they were distributed, the rate was approximately 1.3% less than what a standard bank account would offer.

Entering this investment, my expectations were for returns modestly surpassing what a regular bank savings account could yield. However, this goal was not achieved. It appears that more significant earnings on this platform might be linked to their mortgage bonds and similar products, but these come with a higher risk profile.

To put things into perspective, had I allocated the same £30,000 into well-known stocks four years ago, based on current market trends, I could potentially have seen my investment grow to over £100,000. This reflection is based on my personal journey and should be considered as such, rather than as professional financial advice.

Avoid

I'll keep it short - avoid at all costs.

These guys are absolute jokers who clearly have very little knowledge or understanding on how to build and manage a property portfolio as can be seen by their investment returns.
Returns are terrible across the board, most properties don't earn rental income, the sales process takes forever despite high demand and they charge fees for these 'privileges'.
Do yourself a favour and invest in a well managed REIT (e.g. Segro).

Returns of course vary on a property-by-property basis. Our most recent property exited off platform, Finch Heights, Hastings, provided a total return of 38.4% to investors net of all associated fees and costs.

We sell properties sequentially to maximise value for shareholders; were we to flood the market this would place downward pressure on prices and it is important to note property should be regarded as a long-term investment. It should also be noted that property transactions are significantly down in the UK housing market, this is reflected in HMRC data and can be attributed to the significant rise in the cost of borrowing - this in some cases has extended the time it takes to sell units.

Once a property is voted for sale by shareholders, dividends are suspended as standard as we are making units vacant and thus reducing income, while still incurring costs.

We do charge an AUM fee of 0.7% p.a. - this is very reasonable for the management services provided and well within industry benchmarks.

BE WARNED

I hate leaving negative reviews, but this is justified considering the amount of money these guys have lost from me..

So, I made my sizeable investment within the PropertyPartner platform (Now London House Exchange) in 2018, pre-pandemic.

Everything was great for the first couple of months, with ok dividend payouts but not consistent. Then my portfolio started to go south consistently, even before covid and the announcement.

6 years later and my portfolio is down well over 25% even with the property boom and demand for rent and housing! Its been absolutely appalling performance, borderline scam.

A year into my initial investment thes
e crooks introduced an AUM fee which is charged every month and erodes away at your equity even when making loss. Being kicked whilst down is the best way to phrase it.

Honestly, this is the worst performing asset I have and I have major regrets investing. See this as a warning: DO NOT INVEST with these guys, you will likely make a loss and lose most if not all of your investment.

Your portfolio consists of 2 shareholdings, one of which has seen a devaluation since purchase. It is true that the pandemic created a unique set of circumstances that led to an increase in average property prices, however this was not universal and certain property types and areas significantly underperformed, including London flats and particularly those without gardens. One of your shareholdings is in one such property and one unit of the 2 was sold this year at a 16.4% discount to sale price.

The other property in your portfolio is in the process of being sold off platform following shareholder vote, 6 out of 7 units have been sold at 25.8% premium to purchase. Of course your performance depends upon the price at which shares were purchased.

The nature of the exchange means there are myriad combinations of investments and thus huge variation in terms of performance across our 8,000+ clients’ portfolios. We have some properties that have significantly outperformed HPI, some in line and some that have underperformed.

We did introduce an AUM fee of 1.2% which was subsequently reduced to 0.7% per annum in 2021. This is very reasonable for the management services provided and well within industry benchmarks. We gave investors 6 months to sell their shares before the introduction of this management fee should investors have not wanted to face the charge.

I bought properties 5 - 8 years ago at a fair valuation then
All property prices have gone right up but somehow my investments are 5% - 40% down
And now they started charging high fees to I'm selling all out and never coming back.

Avoid like the plague

Avoid like the plague unless you’re happy - as the site warns - to lose your entire investment. The dividend returns on my investment since 2016 have been miserable, the capital value has fallen through the floor, communication is poor - the concept seems attractive but from my experience is deeply flawed. I suspect forecasts of investment returns are overly optimistic and that overheads are too high in relation to the individual amounts invested. I knew there was a risk and fully accept that, but I will never again invest in this type of scheme

I did not say I ‘liked the concept’ - I said it ‘seemed attractive’, and my subsequent comments made it clear I believe the concept to be deeply flawed. This response from LHX is an insult. Interesting concept, terrible investment

As a concept it is interesting but I am really glad I only invested a minimal amount of money on 4 properties, as a speculative investment. All 4 properties are now valued below their purchase price more than 5 years ago - 2 of them at more than 10% below sales price, 1 of them at 42%!! below sales price. That in a market where average house prices have grown from ca £220 to ca £260K in the same period. Go figure . . .

Property prices have not universally increased across the country and any capital loss incurred on a geared property is amplified on account of the presence of mortgage debt. Moreover, all property transactions incur circa 6-10% of purchase costs, which if the property does not perform well, will further impact upon the equity holder’s position.

Great concept - poorly executed

This concept seemed to be such a great idea, democratising property investment and enabling users to diversify investments across geographical and different property classes. How they could make such a mess of it during a period of exponential growth beggars belief. Shame.

Borderline Scam

Borderline scam of a site. Hence the change of name from PropertyPartner. I invested in 10 different properties on the site 5 years ago now in order to diversify. At the time of writing this review trading has been suspended on 7 out of the 10 properties and dividend payment has been suspended on 9 of the 10 properties. So basically there all F##ked. Do not invest on this site!

Those properties that have been suspended have been voted for sale by shareholders as part of their 5-year anniversary (you will see an exclamation mark next to them in your dashboard and if you click or hover depending on your device it will show this).

For details of sales progress you can go to the Individual Unit Details tab in the Financials section (just below property images) on each property’s investment page on our website. Units need to be sold individually and in a staggered manner to ensure the market is not flooded, potentially affecting achievable sale prices. This means that the process of selling the property can take some time, particularly where there are a large number of units within the investment.

Moreover, once a property has been voted for sale by shareholders, dividends are suspended as standard as we make units vacant for sale, thus reducing cash flow. We make it clear to investors that income accumulates and is distributed to shareholders once the property (and all units if the investment comprises a number of units) have been sold and the SPV has been liquidated.

Easily my worst performing investment…

Easily my worst performing investment of the last 2 decades.

Totally illiquid, other than for a small number of properties where you have to sell at an eye watering loss if you want to cash in. No dividends to speak of, wind down process seems to take years with no interim distributions and very little proactive communication.

I had a phone call with one of the team which was largely bluster on their part and when I questioned the huge costs being incurred on the properties I was promised that they'd look into it, but no-one ever came back to me.

All I can do now is wait and see the value of the investments eroded by the huge costs and resulting deficits being run by the properties.

Update - over a year later and as predicted the value of the portfolio continues to shrink with the staggeringly high costs eat up any spare cash as properties take months and months to sell at prices well below their valuations. You could sort of understand it if there were some winners and some losers but every single property appears to be a loser.

Once a property has been voted for sale as part of its 5-year anniversary process dividends are suspended - this is because as we make units vacant for sale the property is still generating costs and continuing to pay a dividend could lead to a cash flow issue where there is reduced or no rental income.

With regards to your point on communication of the sales process, for every residential property you can track progress by looking at the Individual Unit Details tab in the Financials section for each property. We also provide a quarterly update on portfolio performance and monthly activity updates are emailed to all shareholders - please either check your spam/junk folders if you are not receiving these or you may need to manage your communications preferences in your LHX Dashboard.

Avoid this platform for property investment

I have invested with London House Exchange (Property Partners) for many years.

The downsides are many -
1. One of their policies involves bundling, say, 10 units in a building which are bought together but they are sold individually. Selling 10 units in the same building may take many many months. Conveniently for them, they won't distribute the funds until the last unit is sold. Hence, they sit on all the cash while the investors keep waiting for the funds. I have been waiting for many such sales to be completed for years!
As this process takes a very long time and during that time you can neither take your money out nor do you get any rental income and thus it becomes fairly illiquid.

2. LHX will charge you a letting and management fee and then on top also add an additional Asset Management Fee. Ultimately, your property assets will give you lower RoI than most other standard alternative forms of investment in rental properties.

3. They are not the most efficient in managing the properties. Loss of rent is an investor's risk but LHX will keep charging their fees irrespective if you get your rent or not. Also, they will find every opportunity to delay any rent proceeds to the investors.

Latest update extremely worrying

The latest update is extremely concerning. Not only has the CEO left (sacked?) they note the "the average interest rate across our mortgaged portfolio [is now] 7.9% ... a level which is unaffordable for the majority of the residential portfolio".

I'm worried wind down is just round the corner with my six figure investment heading for a fire sale.

With regards to mortgage rates, we have been dealing, as best as commercially possible, with the rising cost of borrowing for the last 18 months, aiming to reduce the LTV and interest costs wherever possible. I believe you are referring to St Davids Lodge, one of our properties in Hastings. This property was voted for sale by shareholders as part of its 5-year anniversary, but is a multi-unit block and we sell on a unit-by-unit basis to maximise value for shareholders. To date we have sold 8 of the 13 units at a 30.2% premium to purchase price (your return may be showing as higher as you bought at a lower share price), 2 units are currently under offer, 1 unit is on the market and 2 remaining units are let and will be made vacant for sale once the others complete.

hi yes i am in a similar situation and…

hi yes i am in a similar situation and invested just over 6 years now.
i feel sad that i am paying more fees than receiving dividends and whereas all porperty prices around the country is going up, they are selling at a loss to their clients.
does not make sense ? they should be making money for us!!!!!

Across the portfolio we are not selling at a loss, rather in many cases we are selling at a premium to vacant possession value.

This will give you an insight into the most recent valuation of each property and status on a unit-by-unit basis, including sales prices achieved.

Avoid, you will not make much, if anything

I invested in over 20 properties on the platform. While some of the properties have made a small return, most have made almost nothing and several have made large losses.

It feels like this company is run by people who don't care if they make any money for their customers or not. After all it's not their money, they will no doubt be making money for themselves from all the fees.

During my investment period of about 6 years most property should have gained in value significantly. This is not the case with this platform. Do the managers even know what they are doing or how to make money from property?
