I started the process early and the mortgage rate dropped twice in this period, they notified me and locked me in to the lower rate both times so I didn't have to worry about anything. I am self-employed and only set up my business in 2020 and didn't have the normal 2 years of accounts, this worried me at first until I was expertly guided by a mortgage advisor who knew her lenders and chose the right lender for me who approved my 1st mortgage application in just 5 short days. When that purchase fell through I had to reapply for another mortgage when i found a more expensive property and that application approval took 2 days.
