Joseph Mews Penny Place / Luke Clarke highly rated experience

Luke Clarke has been first class and quite simply guided me through the stages of first time off plan investing, seeing the benefit in low deposit/staged payment plan financial structures and the relevance of unique to market opportunity’s on outskirts of existing hotspots looking at branch-out opportune to neighboring next gen towns/cities. Felt very comfortable with support and advice - would definitely and will be almost certain doing business with Luke and Joseph Mews again soon.

Professional support - Highly recommended

I have recently completed on a purchase…

I have recently completed on a purchase in Birmingham through Joseph Mews and have to say I had a brilliant experience with them. Hannah was great assisting me when choosing which unit to go for and Sarah has been fantastic throughout the build period and helping with my mortgage. Due to a change in jobs, I missed my completion deadline but Joseph Mews were fantastic and I luckily wasn’t charged any fees, they worked with me introducing me to their broker who found me a great product and my property is now furnished and tenanted within two weeks of completion! I look forward to investing with them again in the future

First time buying off plan made easy

We hadn't bought off-plan before and were nervous about it. Joseph Mews carefully explained every step of the process and were always willing to answer our questions. There were useful and reassuring updates at key points to ensure everything went smoothly. When we had queries, these were always responded to promptly, professionally and accurately. As a result, the purchase went through seamlessly and we are enjoying our new home.

No service and false projections

I bought a property in a development after advice from AHR / Titan and Joseph Mews

Value projections showed strong growth in capital value and the property would also have the requisite ratio of investors to owners that would attract good value mortgages

Settlement was 2 months late.

Getting a mortgage proved impossible - valuations came in at NIL due to the large number of investors in the development, so my 20% deposit was at risk. Fortunately, we could still arrange settlement and not lose the deposit

It has been over a week since we settled and the Handover and Aftersales Manager went on holiday the day we settled - so we have no keys or other documentation or information about the property - no communication and no "out of office" notification either.

On top of this, the official notification of the address from Joseph Mews was incorrect, so I have now insured a property at the wrong address and cannot get other services connected...

So now I own an apartment that is not properly insured and that I cannot access, with a mortgageable value of NIL. All I can do is hope I can get a tenant - but at what return on investment?? I can't trust the projections provided so it might have been better to keep the cash in the bank or invest elsewhere

Misleading payment structure and…

Misleading payment structure and refusal to refund

I would advise anyone considering this company to proceed with caution and ensure everything is confirmed clearly in writing before paying any money.

From the outset, I was told the process would involve paying £5,000 initially, followed by a further payment, with the remaining balance to be covered by a mortgage once the property was completed. At no point was I made aware that I would later be required to provide an additional £23,000 in cash in order to proceed.

Throughout the process, I was in regular communication with the company and was repeatedly reassured, which led me to believe things were progressing as expected. However, when it came time to secure the mortgage, this unexpected additional cash requirement made it impossible for me to continue.

As a result, I had no choice but to walk away from the investment. Despite this, I was refused a refund of the substantial funds I had already paid, even though the property has since been sold on to someone else.

I am now exploring my legal and regulatory options. If anyone else has had a similar experience with this company, I would encourage you to respond to this review or reach out to me via Trustpilot as I asked to be put in touch with the other people who also went thought the same as me and there was no help at all.

However, it is important to clarify a few factual points for anyone reading this review.

At the time of reservation, a written and signed reservation agreement was completed in full and acknowledged by you on 5 January 2023. This document clearly states that:

- The £5,000 reservation fee is non-refundable should the purchaser withdraw
- The reservation is not subject to mortgage finance being secured
- A 20% deposit is required on exchange of contracts
- Exchange must take place within the reservation period, failing which the reservation fee is forfeited

These terms were not introduced later and were not amended at any stage. They were clearly set out in writing and accepted at the point of reservation

The additional funds you refer to were not an unexpected charge, but part of the standard deposit structure disclosed in the reservation agreement. Unfortunately, when it became clear that you were unable to proceed to exchange, the transaction was treated as a purchaser withdrawal, in line with the signed terms.

We understand that property purchases do not always proceed as planned, particularly when financing arrangements change. However, the reservation fee was applied strictly in accordance with the contractual agreement signed by both parties.

We remain confident that the process followed was transparent, compliant, and fair. If Trustpilot or any relevant authority requires documentation, we are happy to provide it in full.

Excellent experience

Excellent experience, even though I have not yet started my investment journey, when I am ready, Travis will be my first call. Investing in property is something I feel very nervous about, but following a few conversations with Travis, I felt immediately at ease, his knowledge is amazing. Joseph Mews also seem a great company!

Very professional

Travis made this whole process a really enjoyable experience from start to finish. He guided, and is still guiding me through each process and gave me the nudge I needed. I couldn’t recommend either him or his colleagues enough when it comes to something like this, they take away the stress and make it more of an exciting commitment. I've dealt with Luke Clarke, who has been an absolute pleasure to deal with. He's been incredibly helpful in giving me an idea of the standard apartments to expect and answered all my queries swiftly. Luke even managed to arrange a site visit for me to No 30 St. Paul's Square and another development: Gunsmith House, which has been very helpful.
