iTrip Austin - 1208 Jordan Lane

We stayed at 1208 “the Jordan” in Round Rock, Austin, in mid March 2026.

On arrival I discovered that the pool was overflowing and literally flooding the back garden. I had to remove a hose that had been left in the pool, and switch it off. The pool was cold despite asking for and paying for it to be heated. We then had to follow instructions to switch the pool heater on. The instructions were incomplete, I had to figure out to switch on the massive base unit too.

Around the pool there was a huge amount of both very sharp stone chipping as well as what seemed like sharp builders sand. I had to find a broom and sweep these up. The kids kept standing on the sharp stone chips and hurting their feet. I raised this with the host and they said “they’d had a wind storm recently”. Mind blowing they thought this was realistic.

Further we discovered all of the duvet covers (comforter covers) were both filthy and also covered in animal hair. The host offered to send someone to wash them but we already had the sheets in the wash as we were disgusted. It seemed like the duvets had been rotated instead of being cleaned - this would explain why all the duvet covers had their zips at the top of the bed rather than the foot of the bed.

A basic expectation of any Airbnb is clean bedding.

On the animal hair point, there’s a lot of rugs in the property. All were absolutely full of animal hair and other grime. One of the bath mats was so filthy on arrival we had to put it through the washing machine too (red lips bath mat).

Place hadn’t been dusted in weeks, all picture frames had a layer of dust all over them. Pictures provided, where I’ve left a pattern of finger marks in the dust. Windows so filthy you couldn’t see out of them.

The door handle also fell off the oven while we were in the house, but we had such poor responses from the host I fixed it myself rather than report it. Drinking water tap in the kitchen was also so loose it felt like it was going to break but I couldn’t fix that. Cutlery left dirty in the knife block.

The back door for the property - the sliding door which leads to the pool - is literally “locked” with a piece of wood that needs to be wedged into the runner mechanism.

When we reported many of these issues the host actively asked if we would give a five star review in exchange for a refund. Pretty sure this is massively against the Airbnb terms and conditions.

Since then the host has taken to Airbnb to try and frame their narrative around our feedback. I’m sorry but if expecting clean sheets makes us difficult to work with then I’m not sure they’re in the right business.

If you’ve got this far then the location is excellent, the pool (once warm and sharp stone chips removed) was super high quality and the kids loved it. The area is quiet, the house is large and it’s very close to downtown Georgetown as well as Round Rock. Grocery stores are easily accessible from here too.

Oh yeah the cold plunge pool was bright green. Enjoy the photos on Google review

Would not recommend itrip property again.

iTrip through VRBO

iTrip through VRBO. What a non-customer based company this is! We made a reservation 11 months ahead of travel then had to cancel after holding the reservation for 9 days. iTrip charged us $500.00 cancellation fee!!!! It was in the contract but did not stand out in between the description of the property. They would not even consider a $10.00 credit. This ALL took place in April - with the reservation being end of February of the NEXT year. I will never ever book with iTrip/VRBO again. Airbnb all the way.

We booked a reservation through iTrip… They are not honest. Home owners - beware of their reputation and how that will impact your bookings

We booked a reservation through iTrip Vacations and canceled shortly afterward on 4/27. The issue was not the cancellation itself — it was that the publicly displayed booking/cancellation information did not clearly state that a $500 deposit would be forfeited under these circumstances. After canceling, we were directed to different language buried in the rental agreement that materially changed the terms from what was presented on the website.

I attempted to resolve the matter professionally and directly before filing a credit card dispute, but the response was essentially that the contract controlled regardless of how the booking terms appeared publicly. Consumers should carefully review every document and compare it against the website disclosures before booking, because the policies being enforced may not be clearly communicated upfront.

This review is simply to share my experience and encourage greater transparency for future customers

Don't rent from iTrip N. Myrtle Beach, SC!

I would give it a negative 5 if I could. Read other negatives reviews on Google before booking with this location. We followed all the rules but just like other reviews, you will see that the owner of the rentals and itrip has a pattern of refusing to take responsibility. I sent an email prior to booking to make sure there were no surprises and also to ensure we would be renting from an actual owner and not a business, we were lied to. We were told they were the managing company for the owner, they conveniently left out that the owner of itrip and the condo are the same. We have names of individuals that we talked to that gave us instructions to our faces and yet the owner still says we're lying and we didn't follow the rules while also following up with how we refused maintenance and cleaning. The owner loves to spin the truth and deflect when called out. The office staff have also been taught to deflect and make excuses. The truth is, we had 2 days of vacation in a nasty condo. We had to reach out via text which I have saved, and they wanted to come clean and fix things on our last day while we were setting up for and having a birthday gathering. He'll say we were supposed to notify them within 24 hrs. if there were issues, we actually complained in less than 24 hrs. of checking in and in person. The owner will say, we were supposed to use the number given to us, but we were told by the person at the office she was going to have a specific person reach out to us and to not use the number so wires didn't get crossed. We never heard from that person which I will not name here. The photos on the vacation by owner site are doctored to make it look nice but do not be deceived. The owner won't maintain his rentals and waits for guests to complain before doing anything. This means your vacation will be interrupted for maintenance and cleaning. The paperwork they give you and the things you are promised are also false. He uses generic paperwork for all his units then when guests asks about the things they are expecting to get, they are met with an excuse that it doesn't go with your rental. I filed a complaint with the BBB even though they are not accredited just so others can read how bad this location and owner is. The owner has lashed out there as well to negative complaints. Don't let him fool you, he doesn't have an A+ rating, he's just not accredited. You can read complaints for yourself. The owner is also a license Real Estate agent so beware of his character and ethics.

iTrip Delivered Chaos

Booked a luxury home across country for long term stay through Marriott Bonvoy, only to find the property managed by iTrip Annapolis. Marriott sold me trust; iTrip Annapolis delivered chaos. AI emails, zero accountability, and cancellation tricks by both that feel straight out of a scam handbook. Unprofessional, manipulative, and appalling. Book here only if you like stress and regret.

I had a condo reserved in Sedona for spring break — one of the busiest travel weekends of the year. On Tuesday at 1:30pm, just 3 days before my Friday check-in, iTrip canceled my reservation citing water damage and flooring repairs.
Here’s what makes this inexcusable: in their own cancellation email, they admitted they “had been hoping the repairs would be completed in time” — meaning they knew about this problem well in advance and said nothing. Instead of alerting me so I could make other arrangements, they waited and hoped for the best. They even sent me my check-in information the day before they canceled.
When I called to find a solution, they told me they had no other units available. Their only suggestion was to “check Airbnb or VRBO.” At spring break. With 3 days notice. In Sedona. There was nothing available — no vacation rentals, no hotels, nothing. Our trip had to be canceled entirely.
A full refund of the rental is the bare minimum when you cancel someone’s reservation. It does not make up for a ruined spring break trip, non-refundable expenses, or the fact that they sat on this information while we had no opportunity to find alternatives.
The “hope you have a wonderful trip” sign-off after all of this was a stunning lack of self-awareness.
Book elsewhere. Megan Rodriguez and this company will leave you stranded.

Beware of iTrip and Gemma at the Chick Ranch Temecula CA!!

We rented a home in Temecula CA from airbnb which was managed by iTrip. The house was okay, not as clean as it should have been but we survived. The problem occurred prior to the rental period. I contacted iTrip at a phone# provided to me through airbnb. I wanted to switch the rental week to the following week. I called the # but no answer. Within 5 minutes, I received a text from that # asking how they can help me. I told them that I would like to change weeks if that is possible. (long story short) They told me that would not be a problem. I said, Great! I need to check and see if I can change my plane flights. They said, go ahead and change your flights and when you do, let us know so we can update your arrival day. So I did change the flight and then let them know. They said great, we will update your days and enjoy your trip to Temecula. I thought, wow! wonderful but then about 5 minutes later, I received a text that said, the above information is inaccurate and was AI generated. What??!! Then I received a phone call saying OMG we had no idea that our AI system would do that, did you change your plane flights? I said, yes! based on the text info I did. Well, iTrip even though this was their system and their mistake, they would not change my dates so I had to change my plane flights back again at a cost of $664 plus instead of a non-stop that I had previously, I had to pick a 6 hour flight that ended up being delayed 3 1/2 hours. Not happy at all. iTrip should have owned up to their mistake and compensated me but iTrip and the owner would not take as blame whatsoever! In addition, beware, this rental and maybe others have a 24 hour cancelation period only, then non-refundable. I have never seen that before!

Black mold in rental

I stayed at an itrip property in steamboat. Place had black mold growing so bad it was eating away at the baseboard. Itrip did nothing. Place was dirty and not well maintained and rented at $600 a night. Do not use itrip properties they have health issues.

Breach of Contract, Overcharging, and Unprofessional Conduct by iTrip Tampa

I am a property owner who worked with iTrip Tampa, managed by Kathie Wild, and my experience has been deeply disappointing. After repeated failures to meet contractual obligations, Kathie Wild was terminated for material breach of contract.

Despite multiple written requests on September 18 and September 25, 2025, iTrip Tampa has failed to provide the itemized receipts, invoices, and refunds that I am legally entitled to. This ongoing failure reflects a serious lack of cooperation, transparency, and accountability in their business practices.

Conversations are not remembered, properties are rented out for less than the agreed amount, and unsubstantiated charges appear on owner invoices. I was repeatedly asked to perform management tasks myself because Kathie lived in St. Petersburg and could not properly service the Tampa properties she was being paid to manage.

In addition, I experienced verbal abuse when calling during emergencies. On one occasion, she admitted she had “slept through” while on call; on another, she said she was “on a boat trying to relax,” with no backup in place for urgent matters.

To make matters worse, iTrip Tampa charges among the highest management fees of any short-term rental company I interviewed, yet delivers one of the poorest levels of service and professionalism.

I am posting this review to warn other property owners and to urge iTrip Corporate to investigate their Tampa franchise for serious operational and ethical concerns.

If i could give less than one star

If i could give less than one star, I would. I reserved a property thru iTrip and paid the deposit in September 2024 for a vacation in MD in Mid June 2025. I then received multiple emails to prepare for my trip including 2 days prior to my stay. I paid the remaining balance on June 1. We arrived at our destination only to discover they had doubled booked and people were staying there. We were told by Mike from ITrip that our reservation was cancelled yet he has still not been able to provide any proof of that cancellation months later. I certainly didn’t approve such a thing and received NO notifications of any cancellation. I was stranded 300 miles from home with my family with no place to stay!

Itrip knew before we checked in that…the internet to our town house was not working.

Itrip knew before we checked in that the property's wifi was not functioning. We had 8 adults in need of internet for work purposes. Lack of internet also made it so the tv did not work. They do not like to answer the phone, rather random incoherent texts that do not solve the problem. Only solution was for us to use hotspot which did not work because there was not a strong enough signal in the mountains and none of us had enough bars. 3 night stay for $1600 and they only offer $75 to cover hotspot which was not useable. Useless to correspond with via text which is their preferred method and actually rude, condescending and combative over the phone. Will be cancelling the charge on my credit card and will never stay in a property managed by Itrip ever again. Do not do business with this horrible company.

I only gave 1 star because I had to put something. If you are thinking about booking, DONT DO IT!!! This company is garbage!!!! They kicked me from home after 2 days of staying for having my ( service dog! ) only did they give me less than an hour to pack up my things. The person who called me asked me what type of service does my dog offer. No one should ever ask you. What service does the dog do that against the law! I hate it in my vacation after spending so much money! DONT BOOK!

I am being very honest about my review

I am being very honest about my review. I wish that honesty was reciprocated by I Trip. We found the condo at 244 Tides was unacceptable. The refrigerator was stained from water dripping, the oven had not been cleaned in a long time. The dining chairs were stained both seats and backs, the couch and love seat were old, stained, and had uncomfortable sagging cushions. The floors of the entire condo were filthy to the extent one had to wear shoes constantly. The table on the patio was rusty and all the cushions were stained and moldy. The windows and floor had to be scrubbed. I did purchase couch and loveseat covers and covers for all the chairs. I trip stated the condo had been professionally cleaned before our arrival which was impossible. Some of our complaints were taken care of by I trip but did not make up for the conditions we lived in for a month. There were roaches found in the kitchen and at no time during the month we were there was the condo sprayed. I trip stated we were spiteful because we asked for reimbursement for covers we purchased. This statement just added to the horrible month we stayed at 244 Tides with the rental agency I trip. I have pictures to show each of the accusations we made and I trip have these pictures so their response to our review can be proven to be untrue and very unprofessional

I wouldn’t even give Leslie Fowler one star. She must be on drugs. She let us know six days before leaving Delaware to go to Longboat Key Florida that our rental was no longer available. It was listed on VRBO. I had a question for her about the address and tried calling her on a Saturday, Sunday and half of Monday. Left messages, texts, etc. Got VRBO involved and I was on the phone with them for hours while they tried to reach her and her business iTrip that never answers the phone or returns your calls. She finally called that Monday, we were scheduled to leave that Saturday and that’s when she said the house was off the market. She was going to put us in a dump in Bradenton Beach. I demanded she refund our credit card company and she did. We were going for a month now we have nowhere to stay. Inconsiderate and terrible person. I don’t know how she can live with herself.
