Extremely Difficult Landlord
Challenging tenant experience with Innes England Derby
I was a tenant with Innes England in Derby for several years.
When I tried to assign the lease, the requirements for high deposit, multiple references and a guarantor made it very difficult to find a new tenant.
I paid a high contribution towards building insurance (around £2,500 per year) even during periods when the shop was closed and empty.
I requested permission to change the use from fish and chips to other options such as a mini market, barber shop or tattoo studio, but these were not approved.
The property remained vacant for a long time while full rent and insurance costs continued. This resulted in significant financial pressure.
I recommend that other businesses carefully review the lease terms and conditions before entering into an agreement with Innes England.
