Imesco Rogue Builder’s
My Grandmother had started a project with Imesco in March 2018, for a Kitchen extension off the dining room and for the current kitchen to be transformed into a shower room, for my Grandmother who is poorly. She informed them she was transforming the down stairs so that she did not have to go up stairs any longer, as it was becoming a struggle for her to go upstairs as she has a heart condition. We explained this to Imesco and had asked that it would be a smooth, quick process (as she had a holiday booked for august 2018), but to a high standard as it was for a pensioner that lived alone and with her condition it mustn't be of a poor standard that could potentially later affect her health. i,e damp, fall apart etc.
The salesman was very understanding, charming and persuasive They assured her it would be fantastic and they understood the situation, as they would want the same for their Grandmother. They appeared very sympathetic and built trust with Grandmother. They had then pressurized her to get the job started quickly, because it was March and at that time of year they would get booked up very quickly, which did make sense. So in March 2018 my Grandmother had quickly signed a poorly written standard contract. They promised her a detailed phase plan & architect which was never received.
They demanded the money to be paid upfront and in phases, which were literally within in days of each other or a maximum of one week since the last payment made. At each phase we requested to see reports from Building control to confirm that each stage has been approved and proof from Thames water that all was well with moving the man hole into the house (when my grandmother had insisted she wanted it outside so that it would be easy to access, they said it weren't possible and Thames water wouldn't approve which they have already contacted for approval and was not actually the case), they kept insisting that she will get all paperwork, including the certificates for electric and gas at the end of the build only. Therefore My Grand Mother believed this to be the correct process and ended up paying out over a substantial amount of money for just a kitchen extension which is just a shell and not complete on the outside and loads of snagging on the inside (boiler pipes exposed, various exposed wires that is live and hazardous, incomplete spotlights, holes in the walls, were they needed to have access to something, kitchen units that has been put together incorrectly, a wonky radiator, uneven tilting floor and ceiling, they built over the access point to the manhole and so much more. As for the bathroom they haven't even started that yet. They would show up whenever they wanted, which would probably be a maximum of 2-3 times for the week for a couple of hours and they said they had to leave to do another job. During the world cup, they hardly showed up at all. Whenever they didn't show up, my nan would call to find out where they were and had all sorts of excuses, the car broke down or they were waiting for something to come in stock so there was no point coming in until it arrived (she'd ask what about all the other things, they'd respond with "oh thats a quick job, it will take no time at all to finish so it weren't a priority"), or they just wouldn't answer the phone at all. It was as if they expected my Grandmother to be sitting in her house everyday in the hope that they would show up. After 4 months of having started the job, they stopped answering calls.
It has been over a year and the job is still not complete and we have not been able to get hold of them.
Have since had other builders and inspectors review the job they have confirmed that imesco have used either the wrong or poor materials, things have not been done properly and therefore nothing has been passed or approved. My grandmother has been conned with a substantial amount of money taken. It is going to cost more to repair the damage and my Grandmother is besides herself, it’s wrong to rip anyone one off, but to do it to a pensioner is heartless.
