Imesco Rogue Builder’s

My Grandmother had started a project with Imesco in March 2018, for a Kitchen extension off the dining room and for the current kitchen to be transformed into a shower room, for my Grandmother who is poorly. She informed them she was transforming the down stairs so that she did not have to go up stairs any longer, as it was becoming a struggle for her to go upstairs as she has a heart condition. We explained this to Imesco and had asked that it would be a smooth, quick process (as she had a holiday booked for august 2018), but to a high standard as it was for a pensioner that lived alone and with her condition it mustn't be of a poor standard that could potentially later affect her health. i,e damp, fall apart etc.
The salesman was very understanding, charming and persuasive They assured her it would be fantastic and they understood the situation, as they would want the same for their Grandmother. They appeared very sympathetic and built trust with Grandmother. They had then pressurized her to get the job started quickly, because it was March and at that time of year they would get booked up very quickly, which did make sense. So in March 2018 my Grandmother had quickly signed a poorly written standard contract. They promised her a detailed phase plan & architect which was never received.
They demanded the money to be paid upfront and in phases, which were literally within in days of each other or a maximum of one week since the last payment made. At each phase we requested to see reports from Building control to confirm that each stage has been approved and proof from Thames water that all was well with moving the man hole into the house (when my grandmother had insisted she wanted it outside so that it would be easy to access, they said it weren't possible and Thames water wouldn't approve which they have already contacted for approval and was not actually the case), they kept insisting that she will get all paperwork, including the certificates for electric and gas at the end of the build only. Therefore My Grand Mother believed this to be the correct process and ended up paying out over a substantial amount of money for just a kitchen extension which is just a shell and not complete on the outside and loads of snagging on the inside (boiler pipes exposed, various exposed wires that is live and hazardous, incomplete spotlights, holes in the walls, were they needed to have access to something, kitchen units that has been put together incorrectly, a wonky radiator, uneven tilting floor and ceiling, they built over the access point to the manhole and so much more. As for the bathroom they haven't even started that yet. They would show up whenever they wanted, which would probably be a maximum of 2-3 times for the week for a couple of hours and they said they had to leave to do another job. During the world cup, they hardly showed up at all. Whenever they didn't show up, my nan would call to find out where they were and had all sorts of excuses, the car broke down or they were waiting for something to come in stock so there was no point coming in until it arrived (she'd ask what about all the other things, they'd respond with "oh thats a quick job, it will take no time at all to finish so it weren't a priority"), or they just wouldn't answer the phone at all. It was as if they expected my Grandmother to be sitting in her house everyday in the hope that they would show up. After 4 months of having started the job, they stopped answering calls.
It has been over a year and the job is still not complete and we have not been able to get hold of them.
Have since had other builders and inspectors review the job they have confirmed that imesco have used either the wrong or poor materials, things have not been done properly and therefore nothing has been passed or approved. My grandmother has been conned with a substantial amount of money taken. It is going to cost more to repair the damage and my Grandmother is besides herself, it’s wrong to rip anyone one off, but to do it to a pensioner is heartless.
Someone needs to report them to Rip off Britain.

This company is now being liquidated

This company is now being liquidated, having taken money from several customers (see below) and failing to deliver satisfactory building works. They took over £20,000 from us and we have little or nothing to show for it, except a pile of rubble in the garden, part-demolition of out-buildings and a set of "plans". You would be advised to check Companies House for any connections involving directors or shareholders of this company. You should also be wary of any building company that asks for phased payments in advance - it is a sign that they probably have insufficient funds to buy materials and pay staff. Beware also of any company that appears to be in a hurry to get started (especially if that haste is associated with pressure to make advance payments). These are all warning signs, listed on other websites, which we ignored. Don't make the same mistakes as us. Our extension will get built and it will be fantastic, despite the abject failure of IMESCO.

Do not use this company.

We engaged with Imesco to build our Single storey extension, we got three quotes of which Imesco were the middle (in terms of price) Upon agreeing they would project manage the end to end project, including surveys, architects drawings, planning, building and fitting, we felt we had a good partnership with which to work. We agreed to pay stage payments, with clear milestone checks. These were, planning, foundations, DPC, Brick work completion, Water tightness and the final payment upon successful completion of the works. This amounted to £90,000.

Work began 23/10/18 and stopped on the 10/12/18. On the 7/01/19 we received the unthinkable, a mail telling us that Imesco had ceased trading due to financial difficulties, and were unlikely to return to finish the works. It's important to note, at this stage we had paid them £73,650, as per the contract stage payments, despite reservations that we expressed to them at stage reviews and following significant pressure from them, to complete payments we were not comfortable making.

We have now had just over a month to have investigations completed and reviews of the completed works to date. Sadly, Imesco had not received the correct permissions from Thames Water to dig the foundations. Imesco told us they had had the DPC signed off, however, we now know this not to be the case. (proof can be provided). Indeed building control had not given the go ahead for the extension walls and roof to be built, Although we were informed by Imesco that Building Control had signed off on the work. Furthermore, no detailed plans were ever provided and we have subsequently learned, none were drawn up. We have had to instruct a Structural Engineer and Architect to satisfy Building Regulations and Controls, taking us back to step one.

The work that was completed is well below a satisfactory standard. The roof is leaking and will likely need to be replaced. The drains were not diverted. The brick work for the walls is not straight, The returns under the extension steel are not sufficient for the opening, The cavity tray above the steel has not been installed, The garden is full of rubble which should have been removed into skips. Our boiler was left exposed to the elements, and has now broken, to be replaced at an additional £3000 (which was included in the money already paid to Imesco). We could go on. When they left, the property keys were not returned to us, resulting in the locks needing to be changed at our expense. More fundamentally they left us with no back door also needing to be replaced at additional expense.

I guess until the industry is regulated and customers have protection, companies like these will continue to take advantage and walk away from their "contractual" obligations, simply setting up a new company under a different name and continuing. Please check companies house for ALL registered companies and do your research BEFORE you decide on your trades persons.

Had an extension built with Imesco last…

Had an extension built with Imesco last year. Work started in June, and finished in November. (It was meant finish in August!).
Having massive problems getting completion. Would like to talk to anyone else in this position, as it is now impossible to speak to the owner.

Absolutely disgusting AVOID this company

Absolutely disgusting this cowboy company has left my home in a right state. No one to contact as they ignore your calls and emails get out of office reply. We have a shower that don’t work, a leak in the bathroom and kitchen, a dishwasher that don’t work (needless to say their plumber is awful). The floor bounces, the windowsill moves and just general bad work. They have left a skip and portable toilet on my drive with an extreme about of other rubbish. They were meant to come back after Christmas to sort any snagging but have disappeared. They haven’t paid for some materials and the kitchen that was installed even though we paid them. We are now taken this further as what they have left and the problems we have found will cost to fix 😡

Imesco built my back extension during…

Imesco built my back extension during January and February 2018. Overall the work was satisfactory except for some issues, some of which were met as in the completion of the electrics and sealant between the gutter board and roof. I did finance and replace an internal door and surrounding frame myself. Getting them to complete the remaining problems, repositioning exposed radiator pipes including filling in the hole in the wall, broken window beading replacement, fit missing door hinge cap, failing to deliver skirting board, has been a nightmare. Trying to contact them is virtually impossible and this has been going on since May after I had completed fitting my kitchen. I am now seeking legal advice in the hope justice will be done.

Good Choice

Our kitchen extension has taken longer than expected and not without its problems (due to our own architect). But all problems solved amicably.
All the team deserve a mention as they were friendly and did a good job
We now have a beautiful kitchen which is just as we wanted

Extension

I wanted an extension on my house and these guys made it happen. Didn’t really know where to find someone who does everything from start to finish but after some research I found Imesco. They sorted out everything from initial drawings all the way through to kitchen furniture.

It’s been an eventful 6 weeks with the building works but finally my home is now alot bigger, and my family a grateful for it.

Looks Incredible

These guys have just built an extension at the back of my home and it looks absolutely fantastic and the bi-folding doors look A-M-A-Z-I-N-G! The whole process was smooth and the builders were a delight to be around. I strongly recommend these guys to anyone, if I could post pictures here I would! Top job guys.
