Mye søppel strødd overalt.

Var nettop plukket 2 fulle poser med søppel som har låge i mange månder utenfor blokken. Er søppel overalt. Har tatt opp flere ganger me heimstaden men etter de ned bemannet så blir ikke gjort noe med søppel. Bare en vaktmester som koster 1-2 m fra inngangen å sir seg ferdig selvom strør me søppel utenfor de 2 m.

Rental Experience

Rental Experience

To begin with, my moving-in date was postponed by two full weeks because of “setting up the deposit account”. This delay forced me to stay in a hotel, and anyone living in Norway knows how expensive that is. So I paid for the Heimstaden rental and hotel at the same time. Even though I was assured that I can move in before creating the deposit account.

The moving-out process is pretty much the same story: scammed for extra cleaning charges, terrible communication.

Overall, the experience felt unprofessional, disorganised, and tenant-unfriendly. I strongly recommend thinking twice before renting from Heimstaden. The stress, cost, and frustration simply aren’t worth it. Especially for foreigners who don't speak Norwegian.

Hi Jan, thank you for your feedback. We do want to clarify a couple of points, as some of the information here is not correct.

- A deposit account must always be fully set up before move-in is allowed. This is a strict rule for safety and compliance reasons, and it applies to all tenants.

- Regarding the cleaning charges: if an apartment is not cleaned well enough for a new tenant to move in, we are required to redo the work—either fully or partly. In those cases, the cost is invoiced to the outgoing tenant, and this is communicated beforehand.

We understand that delays and extra costs are frustrating, and we will continue to improve our communication. If you wish to discuss your case in more detail, you are welcome to contact us directly.

Naboer røyker inne. Det er bråk hele døgnet.

Do not rent with Heimstaden.

This company has no morals and are incompetent. During my tenancy they have made two serious administrative errors which have cost me thousands of kroners, and resulted in my electricity being shut off as a direct result of their employees negligence.

Furthermore, the corridors of my building are filled with trash, and the storage room has had several leaks which led to damage.

The fire alarm goes off at all times of night, even though there is never a real fire in the building.

I would recommend that any person looking to rent in Norway stays far away from this company, and instead go to one of their competitors or a private landlord.

Strongly advise you not to rent here

Dear everyone who is looking into renting from Heimstaden or Heimstaden Norway. I know this is a big company, and seemingly would seem safe. But please read the over 50+ bottom stars this company has on trustpilot, Heimstaden. If it's not here, then search it on trustpilot. I can assure you, they are not here for your safety or assistance.

I know 3 people, and myself who have had severe issues with customer service, and other tenants. There have been incidents of near assault, harassment, other tenants drugs, alcohol misuse/fighting, stalking and bullying that we all have been victims of. And they do nothing. Even when the police and security company tell them to, and claim they have responsibility.

They claim they are "here for your welfare", and and yet they tell you to deal with any "neighbor issue" yourself. Regardless of how severe. They always state "they tried their best", there is "nothing" they can do, or claim "word for word", even when you have proof. And are quick to shift the blame on you, if you go further/ push back. Like with legal assistance or persistence/boundaries.

They will, on public complaints seem like "they are sorry you feel that way", "we have tried/or will try to help you". Which is of our experience, and of course not the case. I have legal, and governmental guidance in this, and they are appalled by the choice of communication and treatment that Heimstaden is willing to enforce. Regardless of the termination of contract assistance they are ever so willing to continually suggest. Better you gone, than to have to take or face accountability. Others have chosen to move, change apartment, or fight, and I have chosen both. And have experienced a lot over time.

They do not care about you, how you feel in your home, is of no importance to them, as long as you pay, and they "feel right". And as long as you pay, anyone can rent there, which is probably why there have been so many cases of misconduct.

Even when you have legal assistance on your side, they will go out of their way to make your life as miserable as possible, and if you push back, they will begin to blame you. And claim to have "several times tried to assist you".

So if anything happens to you, you are on your own. And if you push back, you will be held accountable. I strongly caution you not to rent here. My story is not the only one.

And, I wouldn't have to move, if they did what they claim to do. Their response and dialoge has been very unpleasant and unprofessional. Also stated by my legal advisor. I have never been believed or taken seriously, which had almost very serious repercussions.

Styr unna!

Bodde i en av deres leiligheter i bygningen på Majorstuen. Har skrevet en anmeldelse før men den har blitt "borte". Forferdelig opplevelse. Kriminelle som truer deg, fester og støy samt dophoder, for å nevne noe. Administrasjonen deres er frekke, er ikke interessert i å hjelpe deg(Politiet dukket forresten opp flere ganger). Og i tillegg er de rett og slett grådige. De som har rengjøringen er flinke til å behandle folk(Disse stakkarene er selvsagt rått underbetalt), her har firmaet MYE å lære. Totalt sett: Et sted med en stygg forretningsmoral som tillater det meste. Jeg skjønner ikke at de ansatte har samvittighet til å jobbe for Heimstaden. Men en ting er de gode på: Å kreve inn penger, både rett og urettmessig.

Vil gi mine kommentarer til Heimstadens svar: 1)Heimstaden sier: Vi sletter aldri anmeldelser. Vel, hvor er min første anmeldelse da? 2)Dere bruker ord og fraser som "ikke optimalt bomiljø", kundetilfredshet og så videre. Mitt råd er: Sett fra dere caffe latten, samt den "kule" holdningen deres. Det nytter ikke å sitte på et kontor langt unna å taste dere vekk fra problemer. Kom dere ut og snakk med leietakerne. 3)Dere oppfordrer alle om å melde i fra. Vel, jeg skal gi dere ett eksempel: Det står en rasende rusmisbruker utenfor døra mi, hamrer og til inn. Når jeg ringer Heimstaden får jeg beskjed om å ringe Securitas og punge ut selv for å løse problemet. Jeg sier at det er behov for hjelp og får en nonchalant beskjed tilbake: "Ja, men, hva vil du jeg skal gjøre?". Det hun egentlig sier er: Hjelp deg selv. 4)Dere sier også at "det gar vært noen utfordringer" ved denne adressen. Ok, hva med andre adresser som dere har? For eksempel Bislett. Igjen, styr unna disse grådige og kalde folkene!

Hei Morten, det er veldig leit å lese at du ikke har vært fornøyd med ditt leieforhold hos oss. Først og fremst; vi sletter aldri anmeldelser. Ikke har vi mulighet til det, og ikke ville vi gjort det heller. Videre så er det beklagelig at bomiljøet på adressen du bodde på ikke var optimalt. Vi er kjent med at det har vært visse utfordringer på akkurat den adressen, noe som for øvrig har blitt bedre nå.

Vi oppfordrer alltid våre leietakere til å melde fra om bråk og andre eventuelle utfordringer slik at vi kan ta tak i det og jobbe aktivt med å forbedre situasjonen. Det viktigste for oss er at våre leietakere har det bra der de bor. Vi jobber kontinuerlig med å forbedre oss via f.eks oppfølging av serviceforespørsler som kommer inn til oss og måling av kundetilfredshet via våre jevnlige kundeundersøkelser som går ut til alle leietakere.

Terrible treatment when returning the…

Terrible treatment when returning the apartment at Tunvegen near Oslo Gardemoen airport. I got the place and it was not cleaned at all but I accepted that (my own fault of course) and cleaned it myself. When I returned the place after a years rental I cleaned for hours to leave the place neat and clean, much better than when I got the place. The inspection was ridiculous and they insisted on 3000 NOK for cleaning. They complained on visible fingerprints, tiny bread crumbs at the rubbish bins, small spots in the walls. The place is old and very cheaply furnished, almost impossible to make it look clean. They asked for proof of how it looked when I got it (I know, my own fault not to let them know nor to document with pictures. I just assumed to return it the same way I received the place). They obviously wanted to reduce the reimbursement of the deposit.

Horrible! Avoid renting from Heimstaden.

Nothing but trouble, and nothing but noise, partying etc every night. Periodically it was impossible to sleep during the night. A lot of dubious people, drug people, people arguing and screaming a each other, people breaking windows to get in, etc. Police was in the area A LOT. The firm did practically nothing, and if you called their all-hours phone line (as I was told to do...), they just told you that they could do nothing, and to call the police instead.

They didn't fix what was broken in the apartment, but still took full rent. EVERYTHING gets stolen from the area, whether it's locked in or not, even clothes were stolen from the washing machines.

I always paid rent in time, and when I moved out, they tried to claim additional money from me, claiming something was unpaid... Luckily I have receipts.

They demand to get into your apartment and inspect/take pictures when you leave notice. If you're not there, they say they'll just lock themselves in. Extremely unplesant.

There is so much more negative to say about them, I did not have a pleasant renting experience. It's not the place for ordinary people who wants good, ordinary housing. Most apartments are filled to the brink with eastern european workers, some with 6+ workers in one 30m2 room. It's bound to get loud.
Renting from Heimstaden is not recommended.

When it comes to fixing things that are broken in the apartment, we have customer and caretaker services that tends to those tasks every day. I'm sorry if that was not your experience.

The reason we need to enter the apartment after we have received a notice, is that we need to check if anything should be fixed/renovated before a new customer moves in. We are dependent on this to be able to offer the best possible experience for the new tenant, and we strive to find a time that suits the current tenant.

The example with 6+ people living in one apartment is not familiar to us, and if you had reported that while still being a tenant, we would have checked that particular housing situation.
