DO NOT WORK OR LIVE WITH FIRSTSERVICE RESIDENTIAL

After working at FirstService Residential HOA for four years, I want to share a straightforward review to help customers and future employees understand what to watch out for:

-For Customers:-

1. **Unfair Fees and Charges:** Homeowners often face unexpected and excessive fees without clear explanations, which can cause stress and frustration.

2. **Confusing Customer Service:** Sometimes, when you call for help, you might get misleading information or feel pressured into accepting things that aren't true, leading to confusion.

3. **Questionable Business Practices:** The company seems more focused on making money than on helping homeowners, with fees that feel unfair and punitive.

4. **Lack of Accountability:** Complaints and concerns don't always get taken seriously, which can leave customers feeling ignored and powerless.

-For Future Workers:-

1. **Negative Work Environment:** Managers create a toxic culture, like making fun of employees in group chats and punishing those who follow company rules.

2. **Broken Promises:** They often don't give promised raises, making employees feel undervalued and confused.

3. **Misleading Information:** Employees might not get the right training on handling customer payments and could get in trouble for doing things by the book. These issues show a serious lack of integrity and honesty at FirstService Residential HOA.

Conclusion: I strongly recommend being cautious about getting involved with this company until they fix these problems and start being more transparent and fair. Look for places that treat both customers and employees better. Your well-being and trust matter.

Mismanaged a major building project

They manage a Tower Condo in Tampa and mismanaged an expensive paint job at nearly $1M, in conjunction with an Engineer that the board hired to oversee the paint project. Resident and common property damage resulted that the paint company got away with and all allowed. Nice on site manager but regional representative lost respect for how problems were handled.

They looked after one of our properties…

They looked after one of our properties for 10 years. We trusted them to care for it so never visited the unit. When we took it over to manage ourselves, it was filthy, covered up damage, poor paint job, chipped stone counters, leaky faucet that damaged the cabinet, the kitchen cabinets were chipped in several places.

I sent emails and phoned several times to speak to them about this and received the silent treatment each time. A very unpleasant experience and costly for us. They basically lied about the care for the unit and hid from us when it was time to be accountable. Two months of renovation work and it is near completed.

Do not permit this company to care for your property in any way!

Charged for a Service I Didn't Receive

Booked a move out. Was told there was no fee. Contractor shows up without the key to lock the elevator. Move out takes twice as long.

Two months later, Firstservice charges me for a service I didn't receive. Dispute the charge for four months. They still can't provide a reason why I'm being charged for a service I didn't receive and was told there was no cost for.

First Services Residential is a fraudulent company with Emil & Monica Filip

First Services Residential is a fraudulent company, Individuals like Emil Filip and Monica Filip are complicit in its corrupt activities. Their actions have led to the destruction of our landscape and the depreciation of unit owners' investments, including the unnecessary cutting down of our beautiful trees. The whereabouts of the funds remain unknown, while the remnants of their misdeeds, such as rotting wood and shoddy paint jobs, continue to plague our community. They demand special levies without transparency or accountability, all while shielding the developer from scrutiny, and we only become aware of issues after the warranty has expired. Additionally, they manipulate the voting and election processes, violating bylaws to prevent community involvement in the council. They only select members who remain silent and do not stand up for the rights of unit owners. Their tactics include harassment and oppression, making it clear that their interests lie solely in their own gain, to the detriment of the community they purportedly serve.

Terrible mistake


We are living in Aventura Bay, Miami Aventura since 2011. The Board of Directors made a terrible mistake by replacing HOA w/First Service few years ago. First Service Residential has teamed up with the collection companies for scams on us homeowners.
Absolutely terrible management of the community. Doesn’t rectify problems. Billing errors all the time, also does not provide community support for home owners. However, the maintenance work is slow or never been completed because the management keeps saying that they need to get the best quote from the vendors. Meanwhile the management ignore the repairs needed for individual homeowners. The ongoing issue of a bee infestation that has plagued my residence since 2022. Despite numerous attempts to address this matter, the workers sent to resolve the issue have been unprofessional, and the problem persists. Regrettably, their actions have resulted in damage to my celling and never been repaired. I sent to the association manager Joseph Enriquez so many emails he never responded to me. The service to homeowner is abusive and terrible, this company is typical hire unqualified people with License to operate and then ignore any complaints, they manipulate the situation charging you Hundreds of dollars for everything. You can no agree with their abusive and excessive charges and try to contact them but you never will hear from them a solution, they are entitled to take your money and nothing can do by you to stop or receive a fear treatment. They make their fortune with penalties and charges. It is a shame that you Owen a property and they have the right to harass you.

In typical FirstService Residential…

In typical FirstService Residential management, they double HOA fees and do nothing. The company Gittleman was an excellent company and then came 1st Service. Carpet this is ripped isnt's repaired. They tore up the beautiful plants and grass and now it is dirt. I have had 3 requests to repair my water flow and no one has taken care of it. Our gazebo is in bad repair and nothing. They don't water trees and with 3 years of drought, we have lost several trees. Not only are they substandard, but they lie. I asked 1st Service to water the trees and they said that was the responsibility of the landscaping company. I asked the landscapers to water the trees and they said that they are not allowed to water trees per Management's instructions. Seems they are set on destroying our beautiful building.

Watch this company

Watch this company. Instead of making a courtesy call when your fees are overdue they make money placing a caveat on your property. They bear no responsibility for emails not coming through to you about overdue fees. Its easier for them, and more fees for them, if they cant get ahold of you and they place a caveat on you. They claim it is against their company policy to make phone calls on overdue accounts! This can lead to scams and abuse if they rely on emails to notify a resident, especially when the emails don't come through. This happened in Calgary Alberta but I suspect they are the same everywhere after reading these reviews!

This company is nothing but a money…

This company is nothing but a money scam. They try to charge you for things that you haven’t done. They charged me a late fee last year because they didn’t accept my payment through my bill pay. This year the portal wasn’t working. So I couldn’t get it in until Jan 31st but, they claim it didn’t post til Feb 5th. They also charged me a late fee for my fence which was paid on time. They send letters about grass being to long when it’s not. Trash can being out even though trash man hasn’t came by yet.

FSR is the absolute worst HOA…

FSR is the absolute worst HOA management company. They do not enforce our bylaws. There is a problem house that does not mow, has piles of trash in the yard, and has had two shootings. The yard is even infested with rodents. FSR continuously tells the neighborhood that nothing can be done even though our bylaws offer solutions.
I have been requesting assistance for three years. Do not do business with FSR! They exist only to collect a paycheck!

SLOCK OUTFIT ALL THE WAY!!!!!

Definitely a SLOCK OUTFIT ALL THE WAY! STAY AWAY FROM THEM for several reasons: 1) one of their employees made several vicious verbal attacks towards me, I reported them to the Building Manager and her boss, but even 2 1/2 months later there HAS NOT BEEN AN APOLOGY! 2) our Building Manager doesn't even have a degree and 3) the company continues to send us the "bottom of the barrel" employees at top rate salaries!

DEFINITELY STAY AWAY FROM THESE MUTTS! You DO NOT GET YOUR BANG FOR THE BUCK WITH THEM. Just a bunch of OVER PAID BUREAUCRATS who have NO IDEA what they are doing!!!!!

I am immensely impressed with the…

I am immensely impressed with the prompt and efficient response from Marilu Menendez, the Union Mills Community Manager in Clifton. Her keen sense of responsibility and cooperation became evident when she took immediate action to address a potentially dangerous situation involving a severely leaning tree that posed a threat to properties and people in the area. Marilu's swift coordination with a landscape company to remove the tree undoubtedly averted a serious safety hazard for everyone in the community. I commend her dedication to ensuring the well-being of our community; her proactive approach is truly commendable.

First Service Residential

My past experiences from the time the company took over Nov 1 2023 for the Schertz community were disappointing. I was unable to get the help I needed until I went to the corporate offices in Dallas and met with Mitzi in resales (who was AMAZING!) Mitzi referred me to Marcia in San Antoinio by e-mail. Marcia did great follow-up, was kind, respectful and very helpful. When using First Service Residential this is the person I would want to have help me.
