Totally Satisfied
My wife and I have been in the real estate business for 20+ years. We've been trying to figure a way to exit the real estate and not ensure capital gains tax. We received a flyer in the mail from Flock Homes. I reached out to them to see what they were about, I thought it sounded good my wife not so much. So she did some research on the company, and it all looked good, so after talking with Chad and Ari and some of their present clients we deiced to take a leap of faith and join the Flock Homes family. We've been with them going on 2 year and couldn't be more satisfied with the company.
Fair valuations and smooth transaction
As an experienced real estate broker with realistic expectations, I was completely satisfied with Flock’s people and process. I was able to exit from directly managing my properties while deferring the capital gains and maintaining exposure in SFR investments. Flock’s valuations were comparable to the CMAs from my broker and were not subject to buyer negotiation, appraisals, or surprises from inspections. The valuation already took those things into account and was still at 98% of our expected listing price. The closing process was clear, smooth, and quick…within 30 days of signing the contracts.
Flock Homes, a great investment option
Flock Homes truly delivered what they promised. If you’re a landlord ready to get rid of the responsibility of actively managing your properties, but still want the diversification of real estate investment and the deferral of capital gains taxes, Flock is a great option. From our first interaction with Flock we were impressed with how buttoned down they were. They have experts that handle every phase of the transaction and the management of the property portfolio. They went to great lengths to answer all our questions and never applied any pressure. They valued our homes fairly and after doing a thorough (it was very thorough) inspection, the values even increased a little. The bottom line is they don’t do any bait and switch. Flock seems to be constantly working to improve their business model and are extremely open to criticism as a way to do that. Everyone at Flock seems extremely motivated to make this company successful. This is the experience we’ve had as investors for six months. We are very happy with our decision.
Not Too Good to be True
I was following and looking into Flock Homes for about a year for deciding to press ahead. I’ve owned and leased several single family homes for almost 30 years, and was somewhat skeptical of their model. However, the more I looked at Flock Homes and using a 721 exchange instead of the typical 1031, it made much more sense for our situation. The only remaining issue? Could I trust Flock Homes? Well, almost one year later, the level of trust has only increased and pretty much everything I was sold has proven reliable. Knowing what I know now, would I do the Flock Homes 721 exchange again? Absolutely yes.
Best way to dispose of rental properties
The team and advice at Flock are great. A 721 exchange is an awesome way to retire from landlord job while still maintaining cash flow, appreciation and deferring capital gains. Love this concept and Flock executes well.

Good strategy for the right clients
The staff was professional and responsive throughout. I had a few rental properties investigated through their pipeline and ultimately decided so do 1 transaction with them. The process was transparent and low-pressure, the quarterly return ('dividend') has been as expected and staff support has been great when I have questions. It's a good strategy for the right client. If any critique is that that price valuation factors in remodeling estimates, onboarding fees, vacancy and tenant turnover, by the time that all gets totaled up the offers have been a little lean. I had a property in good shape with little to no remodel and a tenant in place, the offer was pretty good but otherwise the fees start to add up. But I have appreciated not being a landlord but still getting cashflow.

It’s a good strategy if you have lots of capital gain in a property and don’t want to sell it all at once. Easy roll over, great management.

Great people, I was getting very stressed out with dealing with my rental properties, I knew taxes would be an issue if I just outright sold them, Flock was the solution to this.
Avoid capital gains tax and diversify
All the staff at Flock have been nice and professional. The company has grown due to their expertise, efforts, and streamlining processes. For those wishing to exit the rental house business and diversify their investments, but avoid immediate capital gains tax and letting good tenants stay, Flock is an excellent choice. The closing costs ended up being competitive with those if selling the traditional route. The selling price started with the FMV if no repairs needed and was adjusted for a detailed list of repairs done at contractor prices. My stock value has increased a little from my initial contribution made almost 2 years ago, and I’ve received an annualized return of 3.7%.

My 12 doors were a great investment for retirement. At age 40, I walked away from a corporate job (and defined benefit plan) and starting an investment advisory business from scratch. Today it's still a one man shop managing long term portfolios for a couple dozen familes & a church. During the financial crisis (when growing this business was impractical) I stepped out and bought some rental houses that were in very bad shape but attractively priced. BIG risk but worth it! The goal was to pay them off with the rents & sell them one at a time to live on in retirement. Retirement is now here. I overlooked one thing...selling one at a time means capital gains taxes, yes, but also means continuing to manage the balance of homes...the opposite of retirement! I'm TIRED. A Flock add showed up on Facebook so I called....
As a fiduciary advisor & educated investor, I spent months checking out Flock: asking good questions, getting good answers, and exploring options. Most importantly, I was being taken seriously and responses were thoughtful & timely. Finally, Ari Rubin flew to Charleston, SC (Dec 2023) to meet in person, tour my properties, and discuss over dinner with Tina & me. We got to know each other and I recognized that he is as honest and sincere in this endeavor as I am in my own business. Since I'm not always the keenest judge of character (too trusting) Tina was there to double check me...& she agreed!
We transferred 9 of my 12 doors six weeks later. The reasons for not doing all 12 were: a) one tenant owes me a lot of missed rent (from COVID) and b) we just couldn't agree on the value of the duplex. This year we transferred the duplex at a fair value and next year I'll transfer that house...but never got a dime of the back rent!
Working through the process twice (18 months apart) with staff has reassured me that everyone on board is as genuine, serious and dedicated as Ari. They continue to take my questions seriously and get me answers in a timely manner. I believe they are in this for the long haul, as am I and as will be my children & grandchildren.
As an investor and as an analyst, I've attended the last two annual meetings. Flock continues to impress. This year, especially, reassured me they are on top of the latest technology AND technology that's on the way (think AI). That first meeting was two years ago. I'm still convinced this was the best decision for my family so would encourage you to check it out, too.

The Best Exit Strategy For Retiring Landlords and Residential Property Investors
I’ve been a Flock Investor since May 2024. I contributed 8 properties from 3 different states, NC, GA, and Florida. I had owned these properties from 7 to almost 40 years. The process from initial evaluation, to property inspection, to final offer and closing went smoothly with no surprises. The Flock Team is talented, uses technology to its fullest advantage, and is committed to continuous improvement. Do your due diligence but know that if you do not pre determine your exit strategy as a real estate investor it will eventually be decided for you. Appreciation, Income, and tax advantages remain with tremendous benefits for your eventual heirs.
Great operations team
I have done 2 transactions with flock and have been really impressed by their operational team from the get go. They are not going to nickle and dime you on the valuation and the entire close process takes less than a month (even faster if one wants). I was able to sell one with existing tenant without any issues. I plan to do several more transactions with Flock over the coming years.
