Working with Empire Home''s letting team

I was working with Empire Home's letting and management staff for almost 7 years. Staff such as Tamar Halil, Kirsty Howes, Chris and Shibana, I found them very committed, determined, enthusiastic and professional. I strongly recommend them, really appreciate their hard working and wish them all the best.

Absolutely shocking company

Absolutely shocking company - so rude, unprofessional, uncaring and downright bullying.

Absolutely no accountability to the tenant and very supportive of rogue landlords who put their tenants lives at risk.. did regular property checks, fed back issues to the landlord who lied and said he would sort issues but never did. When agent was challenged they just replied - “i work for the landlord not the tenant”.

Allowed the landlord to continually break the law ie no functioning smoke alarms for months upon months, broken windows which mean no escape routes in case of fire.

Office staff screen calls furthers each other and lie about their colleagues being out of the office. Calls and emails ignored completely. Tried to make a complaint but was not allowed the directors details or to leave a message for them to call me. Emails read but not replied to - simply shocking way to run a business.

Avoid Empire Homes at all costs!!

Avoid Empire Homes at all costs!! I would give them zero stars if it was possible!!!

I was a Landlord with Empire Homes for over 4 years with the tenants they claimed they ‘vetted’ and found for me and my experience with them was absolutely terrible! They ignored all my requests in the types of tenant I requested, instead Tamar did the exact opposite and lied to me! I paid full management and they were not carrying out inspections, instead lying in their reports as the tenants destroyed my property and the property below due to water damage. There was also mould and condensation in the property but according to Kirsty ‘it was not an area of concern’ and that it is why they didn’t alert me to it in their reports. Landlords can be fined up to £40,000 for mould, Kirsty should have known that, given they are supposed to be letting agents. The water damage in my property was so bad due to abuse and neglect of the tenants, whereby it caused damage to the property downstairs and my property.

One month prior to all this damage, Empire claimed in their inspection that everything was ‘satisfactory’. No inspections were carried out, or they did see all the damage and turned a blind eye to it and didn’t inform me. Instead they happily took their management fee and lied to me throughout. Any work they did carry out in my property was shoddy workmanship which I needed to redo and they also add a markup on work they carry out and also create fake invoices for work they never carried out! I also found out from the tenants that Shabanna and Kirsty used to refer to me in a derogatory manner. Extremely unprofessional to say the least, and especially since I was the one paying them! The tenants only left the property due to my efforts, if it was down to Empire Homes they would still be living there as they didn’t care, it was not their property. I have since found out the tenants were also subletting my property so how did this go unnoticed in their inspections and visits??

Kirsty also assured me she contacted the energy suppliers and gave them a final readings once they left. Another lie as the tenants left a £450 debt of gas and electric which really the deposit should have covered, but according to Shabana and Kirsty the DPS awarded the deposit to the tenants, and ignored my request for the evidence of this outcome from the DPS to be sent to me. Instead they just sent me the figures only, which is obviously something they created, given my experience with them of ‘mis-print of wording’ on invoices.

They are absolute con merchants and liars and no Landlords should ever put their trust in them with their properties!!!

I would urge all landlords to avoid Empire Homes as my experience with them and the tenants they found and vetted has been one I hope to never go through again. It has been extremely stressful and costly to myself! It has cost me over £10k to put my property right, and Empire Homes really expected me to relet my property with them after all that and Tamar was calling me to re market my property like nothing had happened. They have no clue what they are doing and quite frankly should not be in business and extremely unprofessional!

It is very evident that any positive reviews online about Empire Homes is from their family and friends, given my encounters with them.

In all my years of being a landlord, I have never encountered such unprofessionalism, rudeness, arrogance and just downright greediness of a Letting Agents who do not care about the properties they are managing. All they seemed to be interested in is ripping people off and lying! My whole experience with them from start to finish has been awful and it is still ongoing 4 months later.

Also important for any landlords to note they will tie a landlord in once he signs with them in a tenancy agreement, I was told by them when I wanted to leave previously ‘you can’t break a contact with us, only until our tenant leaves’. I have never heard of that with any other letting agent and that is their way to tie people in.

We have been your agent for 7 years, during which we have maintained a positive rapport with you. Over this time, we have successfully managed three other tenancies for you, all of whom were extensively referenced and passed affordability checks.

As you are aware, you had approved and accepted all tenants before they moved in, ensuring transparency and suitability for your property.

Regarding your specific claims:

Tenant Relations: You had a good relationship over the course of the last 4 years with the last tenants, Unfortunately, this relationship deteriorated in the last 8 months due to a maintenance issue which had arisen.

Invoices, Inspections & Workmanship: Providing fraudulent invoices is incorrect and a serious allegation to be making. What actually happened is a misprint of the wording on one invoice!
The works in question were carried out on the property and completed 3 years ago, you approved and were happy with the works on completion and after.

Deposit Dispute: As explained multiple times, the deposit is being handled by the Dispute Resolution Service (DPS) as we could not come to an amicable resolution in house between you and the tenants. This ensures an impartial decision is made, and we as agents, have no authority to release or allocate deposit funds until the process concludes and the DPS make a decision.
The deposit amount awarded has been paid to you within 24 hours of receiving from the DPS.

Property Maintenance: The money you mention spending on the property appears to be part of a renovation, which is a separate matter from addressing damages.
