Well-run places people genuinely want to live in and return to. Cove is a UK operator of one holiday resort and four residential communities, each designed around one simple idea – places should feel good to live in, stay in and belong to. We focus on quality over quantity. That means investing properly in the places we own, caring for the people who live and stay there, and building communities we would be proud to recommend to our own friends and family. From our coastal holiday resort to our peaceful residential parks, everything we do is shaped around long-term value, not short-term gain. We believe great places are built through trust, fairness and attention to detail. That shows in our homes, our facilities, our service and the way we treat people. Our Resort: Our only UK holiday resort, Seal Bay Resort (Selsey, West Sussex), offers coastal holidays and holiday home ownership in a well-established seaside location. Our Residential Communities: Four peaceful, age-qualified residential communities across England, designed for people looking for security, comfort and a strong sense of community: Kings Park Village (Canvey Island, Essex), Sandy Oaks (Bestwood, Nottingham), The Elms (Torksey, Lincoln) and Willowbrook Park (Lancing, West Sussex). Our mission: To own and operate well-run holiday and residential communities in locations people genuinely want to be. Our vision: To set a higher standard for how communities are run, where great service, honesty and generosity are part of everyday life. Our culture: While our locations matter, it’s our people who make Cove what it is. The relationships they build, the pride they take in their work and the care they show day to day are what truly set us apart. We work hard to create a place where teammates feel valued, supported and proud of what they do. We look for people who care about doing things properly, who treat others with respect, and who believe that good business starts with doing the right thing. Cove is guided by six core values that shape our decisions and how we work with residents, holiday guests, partners and each other: Hospitality - We are warm, welcoming and human in everything we do. Good service should feel natural, not forced. Excellence - We raise standards, not excuses. We focus on quality, consistency and doing things properly, every time. Passion - We care deeply about the places we run and the people who use them. That energy shows in our work and our communities. Trustworthiness - We do what we say we will do. Trust is earned through honesty, transparency and fairness. Stewardship - We look after what’s been entrusted to us – people, places and resources – and think long term, not just today. Kindness - We treat people as we would want to be treated. With respect, patience and understanding. Our commitment: Today, tomorrow, and for the long term, Cove is committed to putting people first and doing business the right way. That means staying focused on: Improving the everyday lives of our residents and holiday guests. Supporting and giving back to the communities around us. Creating rewarding, sustainable careers for our teammates. Building long-term value through responsible ownership. Making a positive difference in the places we operate.

Urine Incident

The owner’s son of this company-Ewan Campbell- urinated in my wardrobe so he is a complete teuchter and tool.

Would not recommend to anyone, considering someone brought up a man child into this world.

I would like to give fair warning to…

I would like to give fair warning to anyone who purchases a caravan at Bunn or now Cove. You will 100% lose 70% at least of what you pay if you sell back to site, even only a year on from purchase. They will bill you for everything and anything. Are not empathetic and it will cost you probably the same as a few good holidays a year (6k). Just to have it on site. Not including paying out for gas, electric, drain down, kids activities and so much more. Please don’t be like me and go in blind, to the real cost and loss of being an owner on site there. I was there only 1.5years and lost about 30k+ and compared with others I got off lightly.

Just a good way to burn a lot of money. You are better just paying for a holiday there for a week, if you are keen to go. Wish I had never bought and just gone on a few holidays myself, as I have a young family and losing so much money is devastating. I was un-aware of the loss it would cause. I don’t feel it’s communicated when you purchase apart from being told in the contract, it’s not an investment. Nothing about losing so much money if you sell back.

I really hope this helps someone from losing out In the long run.

Bunn Leisure have seriously gone down hill!

Bunn Leisure have seriously gone down hill! I’ve holidayed here a number of times with my family but this will be the last time. On arrival the van was filthy and certainly not COVID CLEAN! we needed to clean from top to bottom taking up a number of hours of our break . My family had booked Friday - Monday and purchased passes for everyone apart from me as I was only planning to spend time in the van with them and didn’t want to use the entertainment and was planning to leave Sunday. All the family were going swimming on the Saturday and I decided to purchase a pass at the cost of £7.90, which I feel is expensive just to use the swimming pool but as they have a good main pool and it was now closed to the public, I decided I would pay that to swim some lengths and I had also planned go in the toddler with my two small grandchildren. We purchased the pass at 2.30pm and by the time we got undressed and into the pool area it was 3pm and the main pool and toddler pool was shut. I spoke to a life guard, who said the jets were broken and I’m not sure why the toddler pool was shut. I did go in the other pool for a while as the grandchildren would have been disappointed as they were already upset the toddler pool was shut. We got out got dressed and then headed to reception as I feel as I had purchased the pass to swim and couldn’t I felt this should be refunded. The lady on reception Kim was very rude. Kim said that she wasn’t senior enough to offer more than a partial refund and the manager had gone home and wouldn’t be back till Monday. I gave my email address but was a bit upset that it couldn’t be resolved there and then. Kim decided to argue that she wasn’t to know whether we had been in the amusements or used the entrainment even though we were standing there with wet hair and the gentleman my daughter at 2.30pm had purchased the pass off and another female colleague who had spoken to the pool and they confirmed the main pool had been out of action between 3-5pm which backed up what we said. Kim said it was now fixed but obviously we were out and dressed so this was no good to us. Kim continued to argue with us getting points wrong and generally just being rude. My daughter pointed this out and said if you are only authorised to make a partial refund why are you arguing with us let’s just leave this to the manager! We left but I feel overall from the state of the van and the rude attitude of Kim I definitely wont be retuning!!!!

Will never be back!

Will never be back!!

Cabins are really poorly maintained we had issues with the doors locking family members inside whatever room they were in, the shower doors are hanging off the rails the hot tub was like a foam party, they did try and give us a free meal but we had already purchased all food required so was abit pointless

Isn’t worth the money in my opinion!

Can sum this site up very easily

Can sum this site up very easily, used to be well run, relaxing, and a pleasure to visit or buy as an owner. Then it got sold to cove, an American company, and it went downhill faster than a vindaloo down the toilet. The whole place is now run only for money, no care for owners or hirers is shown. The staff are cut back to the minimum and are mainly kids whom are not even older enough to shave. I would blame Danny Kaye the manager, but I do not think this would be fair, as I believe he can only do what the American owners tell him to do. Its a crying shame that Cove bought this site as it was such a lovely site.

Money pit in need of regulation.

I bought my holiday home at Bunn in 2018 as my then wife was too ill to travel abroad. We paid nearly £90k for the caravan, verandah, small shed, and first years site fees.
When my wife died less than a year later I tried to sell it back to them and they offered me £20k.
I refused to give up that much money and turned them down.
Then covid hit and I had to pay a further £6k in site fees even though the park was closed.
Most parks gave a partial refund, but not Bunn.
Upon reopening I decided to advertise my van for sale privately and rent it in the meantime. We made good money as the park was busy as holidays abroad were closed and Bunn had unfettered access to my van as I wasn't using it.
Then at the end of September my cousin decided he would like to buy the van and on hearing this Bunn upper there offer to £31k to match him.
I had no option but to sell to them.
They then put it up for sale for more than even I had paid for it.
Then to add insult to injury they charged me £250 for the lock they had fitted to the van as I'd sold three months before the end of the year. They refused to admit the last three months of the year are quiet and they'd made good money having it for the entire summer and told me I was lying when I said the sales person had told me this wouldn't happen.
He definitely did but I didn't get it in writing.
Bunn is a nice place for a holiday, but if you're buying there prepare to lose thousands, if not tens of thousands.
The industry needs some serious regulation.

Just got back from bunn leisure

Just got back from bunn leisure, and need a holiday to get over it !!!!!
I took my 5 kids their spouses, and all our grandchildren 18 of them, I have terminal cancer and wanted to make memories with my family,I spoke to a lovely lady, who I told all this to, and she was very helpful getting me 5 caravans for our use, although they were not all together they sounded OK near enough to get to each other,
We arrived there at 17.45, 4 of the vans were located ok, my one ? Which I was told would be the best one for me for my condition,as was nearest to "viking bar" easier access for me, I also told them I couldn't walk far because chemotherapy gave me side effects, neuropathy, so my legs are really weak, we couldn't find our van bb22, it was dark, nothing is very well lit or sign posted Clearly, I had to phone reception up at 19.05 to say we couldn't find it, eventually got in our van at 19.15, we couldn't park in front of it to unload ,had to try and get our stuff from car to van ,it was dark, and I fell over!!!!! Ended up changing vans which was a lot nearer my family and a lot better,
The embassy bar was over crowded, surely a health and safety issue, but they didn't seem to care, we couldn't all sit together, we have 3 month old twins in double buggy, which we couldn't even get past the crowd at the bar, let alone in the bar, there's loads more, but at the end of the day bunn leisure ruined my family memories ,I would like someone from bunn leisure to contact me

From the start of this holiday that…

From the start of this holiday that we’re currently on ( arrived 30 aug and leave 3rd of sept ) has been horrendous. Firstly there was no welcome pack with our key fob etc so I had to wait in a que on call for them to make one up for us to collect from reception that isn’t just a short walk away. The evening of arrival we brought chips from the street food van that was like crisps that was £10 down the drain along with the £3 soft play that my son got bored with within 5 mins. Then the morning after we went swimming and the receptionist saw my sons autism languard and we didn’t have to que. if it wasn’t for what’s coming next this review would be 5* due to her knowledge alone. But we made the mistake of buying food from the fish box and after paying £15 for a wrist band for the fair myself, my partner and son have been in our van poorly since yesterday afternoon ( day two ) not knowing what end it’s going to come out of next, cold from the inside out and sweating. I was lucky I only had an upset stomach on the evening and since just been tired but my partner and son haven’t been able to do anything. We want to go home but we can’t travel in there state. Currently waiting for a call from a manager.

PLS DO NOT WASTE YOUR MONEY if I can…

PLS DO NOT WASTE YOUR MONEY if I can spare at least one other person the horrific experience we had I will feel that I’m at least helping someone. We left our holiday early, by choice. This bc an incident regarding teenage lads in the pool assaulting my triplets and using sexually explicit language, threatening and abusive language towards me and other pool users and was not dealt with by the 12 year old lifeguard on duty. It appears that the staff who are employed there largely are young and inexperienced. I have now lodged this, with the police. The reason I can imagine that most people are taking to writing the negative reviews is largely due to the nonchalant ,rude snd inefficient management team. That is headed up by a guy who is the spitting image of David Brent from the office both in looks and mannerisms, except a slightly larger version and tbf Ricky gervais portrayed a better management style. Facilities were unclean, entertainment- boring, arcade - overpriced, food - inedible snd actually gave us sickness, location - not too bad. Gave us incorrect linen, dog excrement on terrace upon arrival, place was unhygienic and unkempt. The bookings made 🙄 where do I begin….. again another large waste of money. Zorbing, run by an acne faced youngster on the field and my kids in tears. The harnesses in the zorb kept breaking, not fit for purpose… and he actually gaffs taped it up in front of us expecting our 7 yr old to get inside 👀 not likely!! Note to all - if you should ignore this advice to test your metal and you happen to undertake this activity and your child gets hurt - sue the company!! I’m giving one star bc u can’t leave a review without a minimal of one star!!! Note to trip advisor can you pls allow people to leave minus stars - for a clearer perspective 👍

Been going to Bunn in Selsey for the…

Been going to Bunn in Selsey for the past 5 years. This year was the 1st time since covid & modernization. Thought things might have changed for the better....

Queues for swimming was horrendous.

£15.00 per child per day for the fun fair is a right rip of. No new rides just the same as 5 years ago when it was £10.00.

Crazy golf is over prized

£3. For the soft play is horrendous although that's for all day after half hour my son was bored

Paid for a specific caravan (note on file since booked back in early 2019). Wrong caravan given & no one seemed bothered.
Toilet cistern kept breaking.
Shower head had no pressure just a dribble.
Got a glass from a shelf which was growing with mold. Worktops hadn't been wipped down before arrival. The van hadn't been hoovered as there was black fluff all over the carpet.

Don't have a van near the club entrance & new fish & chip shop with a small child as you won't get any sleep from midnight til after 3am.

Top it all off my whole party ended up with food poisoning, which was reported & again totally shrugged off.

Will never be booking a holiday back there again.

Truly awful

Truly awful. Overpriced, dirty, run down and disorganised. We spent four nights here and I genuinely couldn’t wait to leave.

We arrived at 4pm after being out all day with a small child to a caravan that still had the previous guests in it. No one from Bunn had checked. After queuing for ages at the reception we were told there were no other caravans available and they would clean ours. We finally got in at gone 7pm and the entire place smelled of burnt cooking fat for the whole stay.

The WiFi did not work, our hot water was intermittent, most of the hugely expensive arcade machines ate your money and didn’t work. We queued like sardines for over an hour for the indoor pool. The communal areas were run down and dirty. It just goes on….

The only saving grace were the staff doing the (expensive) children’s activities. They were great.

Never again.

1st and last ever visit

1st and last ever visit! Caravan was missing bedding, prices are sky high (2 hot dogs, 2 kids nuggets and 2 bottles of water £29!), beer expensive considering it is Coors light!! Clubhouse over crowded and to get to the bar a 20 minute wait. Arcade was dirty and many amusements not working, access to the pool means getting in the queue an hour before the time slots and even then it's not guaranteed!! Everything is done via their app (booking activities and access to your caravan) which is ok if you want to pay the WiFi charges if not the reception is poor! Very poorly run and cheaper to go all inclusive abroad which I will be doing rather than returning here

Booked 2 separate holidays first in June with daughter and grandchildren, caravan dirty let alone not Covid clean, sent someone out to clean. Then found we had no coat hangers, frying pan, grill pan, no plug for bathroom sink and no bedding for double bed. Which they did rectify quickly. Went to the Embassy club found bar staff very rude. Second booked in July for myself and partner got there a bit early so decided to go to the Embassy club for something to eat and drink and again staff rude and not helpful at all. received the electronic key on mobile but never got a email to say where caravan was phoned reception and was told I was 20 in the queue went down to 4 in queue and got cut off so phoned again to be told I am 16 in queue so decided to go to reception which was the other end of park with cases was a joke, finally found where caravan was. caravan was lovely roomy and very clean, we decided to try the other club the white horse and the staff there was amazing polite helpful and chatty, completely the opposite to the Embassy club. Shame most of the entertainment was in the Embassy club.

NO CUSTOMER LOYALTY -- BEWARE

My break in April 2020 was cancelled due to Covid.
On this booking I had a 5% discount as I had been on holiday prior to booking this one.
I explained that I would prefer to take a refund rather than vouchers but as soon as I was able to re-book I would definitely be doing so. At no point in the conversation was I advised that I would lose my discount.
I contacted Argyll Holidays to re-book a break, it was then I was advised that they were not honouring any discounts, I could book through Quidco and receive cashback, I tried this several times but the booking would not complete.
Next day I contacted Argyll Holidays, explained to a very nice guy about the problem with Quidco, He then said that there would be no problem applying the 5% discount, he would check with his Manager who agreed to this, I did explain that it had been refused the previous day, He must have got his Manager on a good day was his response.
I paid my deposit on the understanding that the discount was being applied.
I was then e-mailed to say that the discount was NOT being applied, another Manager had refused to honour it point blank, even though it had been agreed earlier.
Needless to say I cancelled my booking and WILL NOT RETURN to any Argyll Holiday Parks.
I certainly do not feel like a valued customer.
I was booking a 4 Bedroom Lodge, all en-suite rooms with a private hot tub, probably the most expensive accomodation they have, this was a family treat to celebrate a special birthday, we will now be celebrating elsewhere where my custom will be appreciated.

Amazing family holiday destination.

We have been to Bunn Leisure 3 times now, we love it here! We travel down from Scotland for our yearly family holiday. There's always plenty to do with the fairground, swimming pools, Amusements, beach kids clubs, evening entertainment, play parks and so much more. And that is just on site! With many local attractions just a short distance away, there's something for everyone. I love the views of the Isle of Wight and Portsmouth from the beach. There's plenty of choice for places to eat too, both eating in and takeaway and all are fresh and tasty. The perfect South Coast holiday destination

A place that doesn't take environmental issues seriously. It's in a national park and the whole place is run without a single care for the environment at all. Really sad as the surrounding area is simply stunning. Would avoid what is an outdated, badly decorated waste of money though.
