Alder country park is a really nice…
Alder country park is a really nice place, that much so that we put a returnable deposit on a lodge.
Unfortunately the house prices have dipped and are no longer able to carry on with the purchase, only to be told the deposit was not refundable.
Warning if you do business with these people make sure every little thing is in writing.
DO NOT take them at there word.

Wish I could give it a zero. I have owned a home on this park for over 2 years and I have never experienced such terrible service. All they have done since living here is demand money and ignore all of our communication. Every single time I have had to call their office I have been spoken to by a rude and disrespectful member of staff, and my email correspondence has either been ignored or responded to with irrelevant information. They seem incapable of answering any questions we have any often divert. They do not value their residents whatsoever and I would steer clear of their sites. I am looking to move away as soon as possible.
Norfolk park
I have to admit that due to this website I initially canceled my purchase of home with Countrywide after reading these reviews, however I could not get the home and lovely the park and staff was.
I went back and spoke to the sales lady Kelley about these reviews, she was honest and open and explained a few situations which now make sense, and I am happy to say I am now a happy park home owner.
Kelly answered all my questions, showed me some beautiful homes and even when I initially cancelled, she was polite, respectful and I got my refund back within 5 days.
When I came back she went out of her way to make sure I had all the knowledge I needed and was happy to move forward again.
The funny thing is that she would not let me leave a deposit the 2nd time and asked to go home and think about it first.
All promises made have happened and me and my wife could not be happier.
I would whole heartedly recommend Countrywide and Kelly in Norfolk, if you are thinking of buying and read the reviews here from the past, speak to the company about them before you make a hastily decision, I’m glad I did.
Our life has changed, we have retired, have money in the bank and on an peaceful park with some great neighbours.

Can’t fault our experience buying a park home
My parents recently purchased a park home with this company and the new management has gone above and beyond. After they had already made the commitment they informed me and having read a LOT of negativity surrounding this company I was very concerned but must say our dealings have been pleasant and they have paid great attention to my parents and their well being at what is such an uncertain time for us all: thank you Countrywide (Frank)
2009 PARLIAMENTARY DEBATE CRITICISING THE OWNER OF COUNTRYWIDE PARK HOMES
I give below an extract from a 2009 debate in the Houses of Parliament regarding Park Home sites managed by the owner of Countrywide Park Homes. Nothing has changed - the respective Governments should be ashamed of themselves. 96% of the reviews given on the Trustpilot site are shown as "bad". It is time that those affected lobby Parliament to ensure that this behaviour is stopped.
"Mr. John Gummer (Suffolk, Coastal) (Con): One of the great privileges of being a Member of Parliament is that, in this the most important debating chamber in the world, one can raise issues that really matter to one’s constituents. I have rarely been as angry about a matter as I am about this case.
"Two of my constituents, Mr. and Mrs. Ellis, have suffered the awful indignity of Mr. Ellis having had three strokes. He is therefore unable easily to look after himself and has to be looked after day and night. They decided that it would be a good thing if they had a mobile home that was easy for them to deal with. They went to a country park in my constituency, Carlton Meres, and they bought a mobile home at a cost of £28,280, on condition that there would be a proper path to the home and a proper ramp for Mr. Ellis’s wheelchair to be pushed along so that he could use the home. Without those, there was no possibility of its being used. I have here the sales purchase agreement that was made, at the bottom of which it says: “Ramp to be provided”. The ramp was not provided.
"A couple of months later, the couple were told that the ownership of the park had changed. The ramp had still not been provided. By the time it came to October—they decided, having bought the home in March and hardly having been able to enter it, let alone use it— that they would sell it. Under their original agreement, it was said that they would certainly be able to sell it at a proper price. Indeed, late in October, the salesman told them that the selling price should be more or less what they paid for it because it was new and had not been used. In the event, they were provided with a sum so derisory that it is almost impossible to repeat it—having paid £28,280, a few months later they were given £8,000.
"When the couple complained, the solicitor for the company, one Mr. Johar of Leicester, said that the reason for that reduced sum was that the ownership of the company had changed and they did not have an agreement with the new owners. When they wrote to me with the document, an eagle-eyed assistant of mine noticed that the name of the company from which they had purchased in the first place was the same as that of those owners. True, the directors had changed, but the company was the same company, so under the law it was responsible for everything that the previous company had agreed to.
"I got in touch with the company and said this seemed to me an entirely unacceptable proposition. It did not answer any letters—that, of course, is the convenient way in which these people behave—so I looked it up and discovered that it already had a history of taking over perfectly well-run sites and then behaving in this appalling manner. The owner appears to be a Mr. Barney. It turned out that he told all the owners of the static holiday caravans that they would be required to remove them at the end of the season because he would be replacing them with residential homes. He was told by park residents and the holiday caravan owners that the site licence did not allow for that, but he made light of that, saying that it would not be a problem. He was very upset when they identified him because he is known in the business. If one looks up his directorships, one finds a whole list of caravan sites where that kind of activity continues.
In my 30 years as a Member of Parliament for a Suffolk constituency, I have rarely been as angry as I am about this, and about the fact that people can be defrauded in this way, and that there is no proper way of getting any sort of recompense.
I should like to remind the House of the names involved. It is important that people should recognise that this is a so-called family organisation. Lifestyle Living, and a dozen other organisations are owned and run by a Mr. A. J. Barney and his wife, Mrs. D. M. Barney, and operated under the close supervision of the solicitors Johar. They are a disgrace to what could be an important part of the provision of housing for people in Britain. The Government should do something about it. They have not done anything about it to date, and I am not asking them to do anything about it retrospectively, but they ought to ensure that no one else is ever tempted to buy any such mobile home from from Mr. Barney, Mrs. Barney or Mr. Johar".

If you are thinking of buying a holiday home DO NOT DEAL WITH COUNTRYWIDE PARK HOMES. The facts are;
The holiday lodge/caravan industry is unregulated therefor there is little to no consumer protection, which seems to be exploited by this company.
In my opinion as a lodge owner on one of their sites, this company has constantly delivered poor customer service & communication is extremely weak.
The company are greedy & unscrupulous. Examples of this are.
On acquiring the business from administration they offered quarterly site fee payments to owners who requested this option having suffered heavy financial losses following the collapse of the previous owners Dream Lodge. This however was rescinded without prior notice or discussion & demands for payment in full issued which has led to some owners being forced to sell their lodges back to Countrywide for approximately 10% of their original purchase price (a loss of £100,000 or greater for some) or face County Court legal proceedings.
Many other site owners within the industry have given discounts on site fees for 2020 due to the Covid restrictions on holiday home use, but not this one!
Do not believe the sales brochures. All the lodge internal sales photos & information are generic. Visit the lodge/site you are interested in & speak with other owners, be cheeky & knock on doors, most of us don't bite & will be honest with you.
The annual site fees for 2020-21 are £5001.32 & all but 1 site have no additional facilities at all. You must also take into account other costs (utilities, a share of the parks business rates, insurance & general maintenance).
Should you wish to sell your holiday home countrywide insist you sell through their appointed agent & will charge 15% commission for the privilege. Should you wish to rent it out, again this can only be done via their agent Hoseasons who dictate the rental charge to the hirer for which you will be charged 20% commission & a further 30% to Countrywide (50% per booking). This does not include hefty cleaning fees for the lodge & hot tub or utilities used by the hirer, neither does it include annual gas safe inspections or fire extinguisher checks. Also no inventory of the lodge contents or checks for damages incurred during the let are ever carried out by Countrywide staff & additional accidental damage insurance offered to the hirer by Hoseasons is not compulsory therefor the nett result is further costs to the owner. You as the owner are also responsible for ensuring you have adequate insurance cover for holiday letting.
Once all the costs & wear & tear have been taken into account most owners have actually lost money by renting & hence most have now withdrawn from Countrywide's rental scheme. This has led to disgruntled Hoseasons customers who have had their holidays cancelled at very short notice (some on the day they were due to start their stay).
In conclusion. Should you wish to purchase a lodge or caravan do a lot of research & investigate the site owner thoroughly. In my opinion you are better off buying bricks & mortar where you remain in control of your asset & how you choose to use it.

Dreamlodge went into administration so Countrywide park homes took over .It has not taken no shape nothing has changed at all. They wanted to rent out our lodges but rip us off with fees etc. I own 7.0% of a lodge which was rented out after all there deductions with commission received very little back.
Company demands money that they are not entitled to good job I never gave them the money!!
I and the other owners do not rent out anymore as it is not worth it.
We can't rent it out ourselves or sell unless going through Countrywide. Countrywide offer 10% of the amount we paid. Do not invest in this company it is absolutely disgusting!!
IAvoid investing in this company
I would advise anyone considering an investment to think very carefully. If you plan to rent your purchase, you will have to pay annual pitch fees, utility costs, business rates, cleaning costs and other expenses.
These costs, combined with the deduction of 50% commission from rental income, will leave you substantially out of pocket. If you plan to sell, you must do so through CPH and they will deduct 15% commission from the sale price.

Unfortunately the way they treat their resident owners comes up far short of most park owners. We are held to ransom on a numerous amount of issues with our lodge and they still refuse to compromise on a reasonable agreement with residents at our park. My advise is to stay clear of this park owner for your own sake.

This company took over the Dreamlodge group when it went into administration .It has been a disaster even since . They wanted to rent out our lodges but rip us off with fees etc. I own 6.9% of a lodge which was rented out last winter for £5000, after all there deductions i received £49 and then a utility bill of £97 . So actually
ended up paying to rent it out. I and the other owners do not rent out anymore as it is not worth it.
We can't rent it out ourselves or sell unless going through Countrywide. Countrywide offer 10% of the amount we paid. Do not invest in this company

A dishonest company who promise great things but always fail to deliver. Under no circumstances should you be tempted to purchase from them you will end up trapped with your savings tied up and you will be left at the will of a very unprofessional outfit that will leave you totally stressed out to a point whereby you will consider giving your asset away to escape.
Extremely dishonest company
Extremely dishonest company. They sell you a “dream” playing very much on the vulnerable (often elderly / retired folk) and the simple fact is the depreciation on these lodges is horrendous... their is no regulation in the industry whatsoever so what they in fact do is make up the rules as they go along... they can “evict” people for any reason they see fit (I have witnessed this) and then offer the person peanuts for example 10k for a 135k lodge before then placing that same lodge back up for sale at almost its original 135k price... they encourage part exchange “deals” where they convince people to trade in their (security of) bricks and mortar for a lodge (simply horrendous) and then once you have bought they hound and hound you to “upgrade”
This is not a one-off disgruntled review, this is really serious and it is so imperative to think about what you are actually buying... it’s a “lodge” effectively a dressed up caravan on someone else’s land (for which you will also pay eye watering annual fees) so please, please, stick to bricks and mortar. You’re set to lose tens of thousands of pounds on one of these purchases practically overnight.

Be very very careful when dealing with this company.
They may be known by the name at the top of this review page, but also known as Exclusive Luxury Lodges, Baslow Holdings or by any of their holiday park names (Willow bay, Juniper, Aspen, Alder, Cherry Bird, Whitebeam, Hornbeam) or their residential park names (Ainmoor Grange, Earthswood, Shotley). Owned by Anthony Barney and Donna Barney.
However seductive the brochures may look, and however luxurious the lodges may appear none of it makes up for the daily misery that hundreds of owners on these sites put up with.
In terms of my personal experience, I paid over £150,000 for a lodge, was told that I would be able to rent it out through them via their website and earn an income, and then sell it at a reasonable price when I wanted to later on.
NONE of this is true. You can't rent it out for a small but reasonable yield, you can't sell it for anywhere near its original value (I'm looking at having to sell for £15,000 - that's a loss of £135.000) and if you were to live in it for much of the year, apart from buying the lodge outright, you have to pay a pitch fee, so effectively you're buying and renting at the same time.....please please think more than twice. There are Facebook groups out there some with hundreds, some with thousands of enraged owners who will tell you the truth. You just have to look for them.
Do not part with your money, and especially do not sell your bricks and mortar house in 'part exchange' for a lodge. (I didn't but it is an option and a terrible one, where they end up with a property that is marketable and will increase in value and you end up with one that is worthless)
The holiday park industry is unregulated and some park owners take advantage of that, like this one. Dont risk your hard-earned money and make sure you do your research and due diligence and either buy into something you know really well or that is regulated so you have redress if necessary.
If you're plannng on holidaying in one of these and booking via Hoseasons, be aware that many lodge owners who are renting their lodge to you through the park are being desperately exploited by the park. The money you pay to holiday there will line the pockets of Mr Barney and his wife.
I'm not saying that there aren't well-run holiday parks out there, but these particular ones aren't.

Think very carefully before parting any money to this "company". I spent my life savings buying a brand new lodge on a residential park.
They promise a dream, but reality is a night mare! My advice is to get every-thing and I mean everything in writing. Ensure you have a good solicitor (they will tell you that you don't need one, you do!)
They will continually lie about every detail. They left me homeless for over 3 months because of their incompetence.
Once they have your money, you will never hear from them again. Do not part with any money, until you have everything promised. Once you move in, you will never see or hear from them again! Fact!
I an still waiting for them to complete tasks, nearly a year after moving in!
No cement or brickwork should touch your property, not with Countrywide Park homes, steps are cemented onto the property, and as they well know, this will cause damp inside, within a year, and manufacture will not honour guarantee. But Countrywide will take no responsibility for all the park homes and put their bodged jobs right. Shocking and stressful!!
Every single person that brought new from Countrywide Park Homes on the residential park have a horror story to tell.
How they treat people is shocking! Head office should not be allowed to get away with it.If you still wish to go ahead, talk to residents (away from their sales team) 1:1 and get their opinions.
I love my new home, but am a little wiser over the last year, and had I been fully informed of facts, then I would definitely not have given my life savings to Country Wide Park Homes, but there is always a silver lining and they have now sold the park, and we have new owners, who at least respond to emails!

Very poor, did some work for them last month cleaning one Of their plots last month, And I am still awaiting payment now one month on not had no response at all from the company. Avoid at all costs
Lodge in Newbury
Our family of 5 stayed at the Sanctuary last week. We were so excited as the lodge on the website looked amazing, however when we arrived it was a completely different story.
Broken manhole cover, outside lights not working, dust inside the lodge that you could write your name in & a hot tub that was not working. We provided video evidence that the hot tub had a fault but Countrywide Homes ignored this. Countrywide Homes refuse to speak to us over the phone & will only correspond via email, and only do this when I chase. Its been over a week since we reported the fault and they have yet to complete their 'investigation'. The park staff expect the maintenance person were rude & arrogant & the senior member of the company that we are currently dealing with has a condescending tone. We spent £1500 on this experience, we would not recommend this place at all.

Amazing residential park homes!
After my dad retired, my parents had been discussing downsizing and moving to a new area and a friend suggested that they take a look at some park homes.
We decided to look online and came across Countrywide Park Homes. Their website stated that they offered both residential park homes and luxury lodges, and that the residential ones were available with a part exchange option. They all looked really lovely so we arranged to go up to Dales View and have a look.
Wow! These properties are beautifully finished and when you step inside you forget it's actually a static home. And the location is perfect, it's quiet and the views are breathtaking.
My parents are now in the process of completing the part exchange so they'll be moving in very soon and they can't wait.
