Owner will visit you and sign you up at the beginning.
Then its like being in hell. You will be treated badly and they will make mistake after mistake and keep denying they have made a mistake. JUST VOID OR THEY WILL DRIVE YOU MAD.
If I could leave a zero star I would. Absolutely shocking company to deal with. They have brought so much misery to me and my family. In the rental market for flats we now know to take care with service related companies. But Block Management takes the bacon. Avoid at all costs, when I purchased my flat I knew nothing about this Company. Thank goodness I have now sold the flat at a loss (due to incompetent Letting Company and lies from tennant). So I move on in my life and happy days! But I will never forget Block Disaster Management. Zero Stars!
On Monday (28/04/25) I left my flat in the morning and when I came back (at 19:40) I noticed the front door of the building had been replaced, I got in contact with the landlord because I couldn’t get inside, and found out he wasn’t aware of this change either. I was waiting outside for more than a hour and a half so he could speak to someone from the management company (I’m not sure) who was able to open the door remotely, this person also told me I received a letter in my mailbox on Friday (25/04/2025) that contained a magnetic device to open the door. I have checked the mailbox over the weekend and I don’t recall seeing any letter until yesterday after getting inside the building in the evening, and even if for some reason I missed that letter I really think it’s not acceptable to give less than one working day notice for something like this! Luckily I came back from holidays abroad last week, if I have come back this week in the evening I would have to wait outside the whole night (as after ringing every neighbours doorbell no one, as often happens, answers). On top of this, I the day after I contacted the estate agency who hadn’t been aware of this. I wish this kind of situation could have been dealt with more consideration for the tenants.

We are owners of a flat in Plymouth managed by Block Management.
Our Lift broke down last September 2024 and Block Management almost doubled our housing management fees claiming they needed the extra money to fix the lift.
We have now been told Block Management will not be fixing the lift until they receive our 2025-2026 payments in August 2025, which means the lift will have been out for a year. This is unacceptable and a safety issue.
Their logo”protecting your assets today for the unknown tomorrow” is a joke.
The worst management company that exists. Shocking communication and highly overpriced. I strongly recommend to look elsewhere if you are considering using this agency, or if you are looking to purchase a property which use this agency.
Think Twice Before Using This Block Management Company!!
If you’re considering hiring this company to manage your property, I strongly urge you to reconsider. My experience with them has been nothing short of frustrating and disappointing.
Unjustified Fee Increases:
They have raised fees by as much as 600% without proper justification. For example:
External landscaping charges increased by 153%, from £1,580 to £4,000. Internal repair fees skyrocketed by 566%—again, without explanation.
Lack of Communication:
They do not inform residents when sending people to fix or maintain anything. Worse yet, emails go unanswered, leaving us in the dark about what is happening.
Neglect of Maintenance:
Despite living at this property for over six years, there has been no meaningful work done on windows, the garden, or internal cleaning. It’s hard to justify paying such exorbitant fees when little to no maintenance is being carried out.
This company appears to take advantage of its clients while providing little value in return. I’m deeply unhappy with their service and feel like they are exploiting residents. In my opinion, this company should not be in business.
Block management are the worst company to deal with I pay my maintenance fee but get lied to by staff. I have lived at the property for 6 years and the place is so run down no work done in the garden or on the building. The last year we went without a fire certificate. This company should be closed down before someone gets hurt.
