Still waiting on a bond refund 4 weeks…

Still waiting on a bond refund 4 weeks later and no communication from blue without chasing. Pfft. Poor blue poor.

I dealt with Carol too as previous poor review.

Manage expectation when handing in keys, don't say send us your bank details and we will be in touch. When 2023? Just seems when your a customer and paying rent and leave there is no after care. Talk and communicate with tennants Carol. Let's not treat ex customers as an after thought.

Be aware when choosing them as a Tennant and leaving!!! Please everyone and anyone.

We only learn through feedback BR. I truly hope you take this as something in your circle of influence to change.

Thank you for your review and your feedback.
It would appear that, as advised to you on the 21 October, we had some difficulty in getting hold of, and agreeing the scope of works with, the landlord. You were also not the only residing tenant in the property. I believe the bond returned was more than generous given the cleaning and issues that had to be attended to after your departure including removal of smoke detector etc. There was a deduction from the bond to cover these matters before it was returned. The bond was returned within 10 days of the landlord discussions. I can advise it was not returned any quicker by submitting this online review which you intimated you would do.

However, I can see given the issues we have all been having with the pandemic, and priorities at that time, there was some delay in communicating with you which we take on board.

I would however question the 1* star rating overall when there has not been any other significant issues during the tenancy from move in to move out. The return of the bond reflects one aspect of the overall tenancy including your very efficient move in and the length of the tenancy which was over 3 years, 5 months from May 2018. This does not strike us as someone who has had a poor tenancy. The ability to review reflects an ability to truly reflect the service a business gives. As a local and small agency we value this. It is not a tool to wield because the timescales and expectations do not meet your own necessities/requirements.

An estate agency that holds your deposits back !

I was a blue residential tenant for just over two years. During my tenancy I was never a single day delayed with my rental payments. I hope BR confirms this in their response.

I gave my 30 days notice to BR as per the contract and vacated the property before the agreed dates and even called them up to take responsibility for the lack of cleaning and offered to pay for professional cleaning of their choice.

This was over three months ago. I have not received my remaining deposit payment. It was only upon my request that they told me they had my deposit and would return part of it. They also tried to add an additional £40 for missing keys which were left at a place where they asked. I took photographic proof just in case this became an issue and thank God I did.

Right now I have no response from BR. I have initiated Tenancy Deposit Scheme dispute with regards to my deposit and my emails are going unanswered.

Not in my life prior to this I have ever heard of an estate agency holding back a deposit for over 3 months. Usually the other way around.

I wish, similar to the tenants, BR could be placed on a default register where they were named and shamed for defaulting on customers deposit.

My recommendation to you if you are their tenant - be careful about your deposit when you leave. P.S my dealings have been with Carol.

Ten out of ten - phenomenal experience

From start to finish an absolutely stunning experience. As a first time renter after my 17 year relationship broke down I contacted blue residential to request a viewing on an apartment and I met Dan. A lovely welcoming guy who talked me through every step of the way from viewing to applying to moving in. Couldn’t have asked for anymore.

Carol also kept in touch with me via text and email throughout the process and nothing was too much trouble. I felt welcome and supported the whole way through the experience and can honestly say I couldn’t have asked for a better bunch of people to help me.

100% would recommend blue residential to anyone looking to buy rent or sell a property. Absolutely 10 out of 10 - the whole package!!

There really aren’t enough good words i can say about this little business and the lovely people who run it. Phenomenal!!

Fantastic experience!

My partner and I purchased a property through Blue Residential. Firstly, I’d like to point out just how friendly everyone was! As we were first time buyers, Jane (the lady who was handling our property) was very knowledgeable and very helpful in explaining how everything works in the purchasing process.

Jane was always quick to answer the phone and called me back when she said she would, which in my opinion, is such an important part of any process! Also, when Jane was on another line, her colleagues were very happy to help in any which way they could, all being very swift in the process!

We really felt as though we mattered and not just another number on a sheet!

Overall, a fantastic experience and I do hope I work with the team at Blue in the future!

Blue Residential were excellent during…

Blue Residential were excellent during the purchase of my current property.
From putting me in touch with a reliable mortgage broker after my original application was rejected during the pandemic right through to me receiving the keys to my new home on the date I requested.
I would fully recommend using Blue in the future and big shout to Jane who dealt with my purchase fantastically, making sure everything went smoothly.

Blue Residential are brilliant!

I have used Blue Residential for many years for both rentals and sales and I would highly recommend them.
I have recently sold my home with them and moved just before Christmas. Firstly I would like to thank both Dan and Jane for showing potential purchasers round my house and for the way they implemented new ways of doing this due to COVID. On viewing other properties I found other estate agents to be lacking in this respect.
Once I had a buyer for my house, Jane was absolutely brilliant. She always kept me updated on everything and chased everyone throughout the chain. Everything most definitely ran smoother because of Jane.

Great Customer Care

We had a great service from Blue Residential. Dan was incredibly helpful allowing to us to look at 2 properties at 7pm, he worked over time in his day to allow us to view these properties and it’s really appreciated thank you. All emails were swiftly responded too and we was never left waiting

Great experience

Not moved in yet but the experience has been brilliant and easy so far! Knowing a particular estate agent runs a property has previously put me off having a viewing! But Blue Residential have been so thorough and friendly! The viewing experience being Covid safe was easy as well as the set up process! So feel in good hands moving this time!

Kept part of deposit and wasted a lot of time

Blue Residential kept part of my deposit for petty reasons despite acknowledging that we had looked after the property during our tenancy.

I didn't challenge it as i just wanted my refund back quickly, since it had already taken several weeks for them to tell me how much I'd be getting back.

However, it took many more weeks for the money to be returned to me - I was a few days away from taking it to small claims court.

The person I spoke to didn't acknowledge my frustration and every time i spoke to Blue Residential they'd merely tell me that I'd get my refund back in a few days, but when I'd phone back a few days later without my refund, I'd be told it would be another few days. This continued for several weeks.

I think you should AVOID Blue Residential as this was a stressful and frustrating experience.

We are always very suspicious about reviews that are ‘name not provided’ as being fake. If you are happy to review us openly then the least we expect is the ability to properly respond to your concerns. This is a matter that could and should have been responded to personally at the appropriate time.

We have been trading since 2004 with thousands of happy tenants. Tenants that we communicate with throughout, with tried and tested procedures.

The reality is you have taken a tenancy with us without issue, been in the tenancy without issue, and have agreed without challenge to the findings of the checkout. The appropriate time to raise concerns would have been at the time the amounts were mentioned. At this stage we could have gone into further detail, with photographs of our findings and discussed this with you in more depth. If this property is the one we think it is (as we don’t know you OR the property you are referring to by your anonymity), this amounted to £75 for cleaning you had very clearly missed. This was hardly a significant deduction from the full bond which was returned.

With regards to the timescale. We were within the limits set out, albeit clearly these were not at your own pace. There is more of a delay as we are waiting, beyond a tenant move out, because of COVID to protect our staff. On occasions, this has involved a fumigation of properties with an appropriate cleaning agent, obviously not at tenants cost. Similarly, in arriving at any costs there is a delay in contractors providing quotations. These are not excuses, but the reality of the current climate. Again, we are not unreasonable in this. We are people, just like you, behind this business.

With regards to the ‘petty reasons’ whilst ‘acknowledging that you had looked after the property’ during the tenancy. These are not mutually exclusive. Clearly significant efforts were made to leave it in the condition we would expect. But also, some areas were missed that require someone to undertake cleaning work. There is a cost attributable to someone doing this. Those areas may have been (as we don’t know you OR the property you are referring to by your anonymity) the inside of the oven, the shower area including screens and mildew etc. Whilst you regard these as petty, I am sure that if you were moving into the property they would be the source of much frustration if they had not been properly cleaned.

We understand the current climate is stressful, as is moving home, and often this exacerbates what you think. We would however highlight that a 1* review for a small part of your overall tenancy, including moving in, including during the tenancy, including the agreement at the end that clearly you did not challenge, is hardly reasonable. The reviews below this reflect more of who we are. Your anonymity suggests you probably know this as well.
