Ignored for years, then threatened with black listing property

Would give 0 stars if that were possible.

I disputed part of an invoice back in October 2022 after they claimed to have repaired a faulty lamp. I queried this immediately before making payment and received no response at all. Not a single acknowledgement.

Now, four years later, they have suddenly reappeared with threatening letters stating that if I don’t pay, they will blacklist my property. Every time I reply, I make it crystal clear that I am willing to pay as soon as they provide clarity on the work they claim was completed. I have even offered to pay the parts of the invoice I am satisfied with. Again—no response.

This seems to be a company that only contacts you when they want something, yet completely ignores you when you ask for basic information or support.

Avoid this factor if you can. They offer no help, no transparency, and no customer service. My issue is about disputed work, not financial difficulty—but if this is how they behave, I can only imagine how distressing it would be for someone genuinely struggling to receive a letter threatening to blacklist their property and inform neighbours that their fees will increase because of “non‑payment”.

Completely unacceptable behaviour from a company that is supposed to manage properties professionally.

Iam only given one star because I have…

Iam only given one star because I have to please don't allow this company to be your factor the never solve a problem never answered a phone the reception dose but you can't speak to your agent always out on site I have phoned consent same answer have a look at there Porto it's all you Ng kids that works there and changed agents every couple off months so you can't talk to them or until your warranty runs out I would not have them but we have got to have a factor please avoid them you Will regret this I was a site supervisor on building sites all over Glasgow and worked with factors this is not a factor this is like a Christmas present I got my grandson a cowboy outfit 91BC be careful please before you sign anything with them

Great service

I have been a client of 91BC for a while now after changing from another factor, and I have to say I am extremely satisfied with their service. I have had a number of interactions with the client services team and they have always been extremely helpful and efficient in dealing with my requests. Keep up the good work!

Game of two halves

Game of two halves. Initial management of a major roof repair for tenement was terrible - delayed, error strewn, poor comms. However, once we had Jen as our manager on the project, she ironed out many of the difficulties, put a massive amount of personal work into rebuilding damaged relationships, and liaised with owners through a successful project completion with an excellent firm of builders. 5+ stars for Jen but can't ignore the preceding 3 years of 1 star chaos.

Lots of moving parts handled well

We have a large project ongoing just now with a lot of different organisations: council, surveyors, commercial owners, etc and Jennifer is doing a great job of moving the project along and keeping us updated. There are a lot of moving parts to manage and it can't be easy but Jennifer never shirks a request or a task.

Definitely one of the better factors

Our experience with 91BC has been pretty good. Their monthly billing is very clearly itemised, which makes everything easy to understand and track.

I’ve also had positive interactions with several members of their team, who have been helpful and constructive when dealing with ongoing issues in our building.

While no factor is perfect, 91BC has been reliable, and we’ve worked through a few bumps in the road together. Overall, they’ve still been noticeably better than others we’ve worked with.

Extremely poor experience and deeply…

Extremely poor experience and deeply concerning conduct.

An inspection carried out in April 2025 identified a number of non-urgent maintenance items, including some plasterwork in the tenement. No urgency was indicated at the time. However, in January 2026 — without any notice to us — a contractor was sent out to “inspect” this same issue and it was suddenly deemed an emergency.

Nothing has changed in the condition of the building since April 2025. We live here and see it daily. While we accept the work may need done in due course, we should have been given the opportunity to decide when and how it was addressed. No tender process took place, and we later discovered the contractor is married to someone at 91BC, raising serious concerns about conflicts of interest and nepotism.

When we attempted to discuss this with the property manager, they repeatedly spoke over us. When we tried to interrupt to explain our position, the call was abruptly terminated. This is, without question, the worst customer service we have experienced.

To make matters worse, the factor has been holding over £10,000 of our money for more than two months for a genuinely urgent job which we, as residents, believe does require prompt attention. There has been no visible progress on this work, yet we are now being asked for additional funds for a job we do not consider urgent and did not agree to proceed with.

This situation has been both upsetting and extremely stressful, particularly from a financial perspective. We have completely lost confidence in the transparency, professionalism, and priorities of this factoring service.

Sadly we cannot give 0 stars. Anyone who has had the misfortune to deal with this company would agree. They are incompetent bordering on criminal. I complained to the Scottish housing minister about how these companies go unregulated and she was unconcerned, I urge everyone who has a bad experience to let her know that factoring agents need a regulator so that crooks like this get shut down.

If I could give minus 10, I would.

We had H&P for years. Dreadful. Bunch of lying scheming con artists. Finally thought we found ethical professional company in 91BC. They sold us this cheap factoring and promises (Lovebombing) and we all agreed (701-703 Cathcart rd Glasgow)

It was something like 35 a month plus extras we wanted

Great

2 months in SUDDENLY bills were more than double due to a "New Database system waffle waffle fancy doo daa" we were NOT warned of or consulted on that allegedly company said was mega mega bucks for THEM so they decided we should foot bill

All 91BC customers at this extra 50 quid a month or so cost

One of our neighbours researched tech company creating the database thing. Uhuh, a 91BC owner also Sat on the tech company board......

Make of that what you will

They KNEW bills going up. Did not tell us. Conned us. Racked up bills.

In meantime 2x a yr roof repairs and evaluations MISSED a huge hole and leak in communal roof which by 2025 meant a 5k loss off my property value and each owner forking out 350 to fix it or roof "falling in" (on my flat BTW. I was top)

91BC then tried taking me to court for something like 700 arrears TOTALLY ignoring detailed roof surveys sent to them proving costly negligence when they were in situe and charging us/me

I had sold property by then. Had no idea about court. Didn't attend.

Since this date neither 91BC or their solicitors have replied to my multiple attempts at contact. At 1 point I was offering 500. Not now.

Deadly silence after trying to take me to court? After seeing valuers approasal of roof?

91BC property factor

Their routine tasks, such as cleaning, are carried out reasonably efficiently but their management of one-off tasks is appalling. For example:

1) Tenders were invited 19 months ago for repainting work and they are still not in a position to award a contract; and

2) They have been dealing with the repair of a flashing street light since November 2024. It is still flashing!

Even on very minor tasks such as bin cleaning they take months to arrange with existing contractors to do the work.
They say they will do something, months later no action had been taken despite repeated reminders and requests for updates. Their communications strategy appears to be one of giving as little information as possible and keeping their replies deliberately vague.

We have been asking for months for them to account for nearly £25,000 they hold for garden improvements. Each time we ask, they use another delaying tactic: the person dealing with it is on holiday, or on sick leave, or on bereavement leave, they need to discuss it with their Finance Director. They finally said they would produce the accounts details on 12 September. That date came and went and in response to a formal complaint they are now hiding behind the five working day response time set out in the terms of service. Something smells very fishy!

They are however incredibly efficient in collecting their monthly management fee.

We are currently looking at replacing 91BC.
