Very disappointing two-week stay

We stayed for two weeks in summer 2026 at “Sea View 2BR home w/ private Terrace in Mellieha”, a property managed by 360 Estates and booked through Vrbo/FeWo-direkt. Unfortunately, we experienced several serious problems during our stay.

The kitchen sink was already blocked when we arrived and remained unusable throughout our entire stay. Two different repairmen came, but neither was able to fix the problem. As a result, we had to wash our dishes in the bathroom sink or in the shower.

We could not find the dishwasher that was listed in the property description. There was also no washing machine in the apartment. During our stay, we asked twice about both the dishwasher and the washing machine but received no reply. Only after we had left were we told that there was supposedly a washing machine somewhere on the roof. We had not been informed about this during our two-week stay and therefore could not use it.

The lift was out of order for nine days. As the apartment is on the 4th floor, this was a considerable inconvenience in everyday life, especially when carrying groceries upstairs. The lift finally started working again after nine days.

The apartment entrance door was still unfinished when we arrived. In addition, the oven, refrigerator and stove were partly dirty and/or rusty.

What was particularly disappointing was the way the problems were handled. In response to our complaints, we repeatedly received messages such as “will come” or “super will come”, and repairs or visits were announced several times. Nevertheless, none of the problems we reported were resolved during our stay, with the exception of the lift, which started working again after nine days.

Based on our experience, we unfortunately cannot recommend this accommodation or its management.

Unprofessional clowns, we’ve booked with them every year for the last few years the same week every year. had the same villa booked with them since last year and 2 days before our stay they tell us that the pools pump isn’t working and there’s an electricity problem (which there is every year we’re staying) you’d think that if they have bookings a year in advance or know the summer season is coming up they would have all this organised? Do not book with these

Do not trust this company... They are thiefs! Scamming people.. Promising a lot... Didn't do a thing... If you want a good vacation in Malta please do not rent our book with them...

We booked an accommodation with Matthew 7 months ago. Just one week before our arrival, he suddenly cancelled our reservation without any explanation.

After booking so far in advance, this is completely unacceptable and has caused us a lot of unnecessary stress right before our holiday.

If you want a stress-free holiday, I would definitely avoid 360 Estates and Matthew

My experience with 360 Estates was extremely disappointing.

During our stay, we encountered a serious cockroach infestation inside the apartment. The issue was reported immediately, supported by photographs, videos and WhatsApp messages sent during the stay. Despite this, the only practical response was to provide an insecticide spray, leaving us to deal with the problem ourselves.

Even more disappointing was the handling of the complaint afterwards. Instead of addressing the documented hygiene issues, the situation was later minimized in a way that does not reflect what was actually reported during the stay. Fortunately, all communications were made in writing and are fully documented.

As a guest, I expect an accommodation to meet basic hygiene standards. I also expect a complaint to be handled transparently and consistently with the evidence provided.

The matter has now been formally submitted to Booking.com and to the competent Maltese consumer authorities, together with the complete documentary evidence.

Based on this experience, I cannot recommend 360 Estates. I hope the company will improve both the quality of its accommodations and, above all, the way it manages legitimate customer complaints.

We stayed at an apartment in Malta in March booked through Airbnb for 360 Group. The views were amazing over St Paul’s Bay but this was spoilt as there were several things that were wrong with the apartment including problems with getting the tv to work due to problems with the passcode not working, no hot water for 4 days, broken mirror in living area with sharp edges, plastic coating on bed headboard flaking off with just a slight touch - we had to cover it with a bed sheet to prevent it from going onto us at night, hardly any pots pans or cutlery and what was there was all scratched and old so could not cook anything at the apartment, hot tap in the kitchen only trickled out - had to boil the kettle so we could wash up.
We complained straight away and had to sent photos and videos repeatedly. With the hot water we were told we had the switches for the showers in the wrong position which we didn’t. Again we had to send videos repeatedly until they finally agreed to send someone out after 4 days. It turned out to be a failed hot water pump which they eventually replaced so we could finally have hot showers on the last 2 days of our stay!
Sent detailed email when we returned and they agreed to a refund of 100 euros on March 23rd. Despite me chasing this up repeatedly and sending our bank details for the payment, we have still not received any money. Unfortunately by this time it was too late to complain to Airbnb. What should have been a wonderful weeks holiday was ruined by all of these things but especially having no hot water which is a basic requirement.
I would not recommend staying at any of the properties this company runs as if you do have problems they will not sort it out or process a refund as promised. very disappointing 😡

Never again. I booked an apartment with this company for short letting. To start off with i noticed within the price that I was charged a cleaning fee €105 and a tourist tax €4 which is something they just made up as there isnt a tourist tax in Malta.

Anyhow upon arrival to the apartment I wa expecting a clean flat. Well how wrong was I.

The beds had been left as they were from the previous guests, food on the floor, all bath towels were left on the floor from the previous guest, dust everywhere... it was never ending.

I took some photos to make the company aware of this and set off on a 3 hour cleaning spree to get the place looking as it should.

The next day I informed one of the team via WhatsApp. The answer? He completely ignored it and didn't even comment or apologise.

I was getting more annoyed by the minute so I sent an email. Yet again nothing.

3rd time lucky j thought, so again I told one of the agents via WhatsApp and finally, someone replied.

No apology was given or reimbursement for having to spend the start of my stay washing and cleaning instead I was asked if I wanted clean bedsheets and towels and thats about it.

Absolutely appalling.

Seriously, if an apartment is managed by this company I would definitely suggest to stay away.
