Mouse feces throughout the kitchen (drawers, cabinets, everywhere) and on two of the beds. Linens were not properly cleaned (stains on comforter and shams). Smoke detectors not working properly. Sofa sleeper broken and unable to use.
ZERO attempts to make this right. No housekeeper, no partial refund, no apology.

Dont stay with these people...their cabins are disgusting, dirty, the sewage is backing up, nothing has been swept, cobs webs everywhere. (Their website is definitely fraudulent...places look nothing like the advertising).We had to be moved due to the back up of sewage gases into the cabin. They moved us into town in a condo with no amenities and still wanted us to pay the cabin prices and a cleaning fee and it hasn't been cleaned in months...we only slept there from midnight almost 1 am until 8 am...and all 4 people had to shower in one bathroom....we never used any other amenities. Terrible service, terrible customer service to expect people to pay over $550 out of the $700 we paid for a private cabin, with hot tub, fire pit etc..for basically a hotel room with a kitchen and no other amenities..... worst service ever out of the 15 yrs we've been going to pigeon forge. Please save your money!!!

We rented the Laural hill cabin for labor day weekend and it was horrible the cabin had a roof leak and the ceiling was falling in the kitchen table fell apart just by putting a elbow on it and the billard table had the pockets cut out of it I called the after hours number and the lady was rude and hung up on me the next morning I called colonial properties office the manager said he was not going to give us a refund but if I would buy 2 more nights he would give me 1 more night for free like I really wanted to stay in that run down crappy cabin 3 more nights
Cabin was nice
Cabin was nice, loved the area, it was not clean. I wrote my name in the dust on cannisters, wall hangings and fireplace decorations. There was feces on the rim of the toilet, and only 2 jets in the jacuzzi tub worked. Microwave vents were greasy and dirty. Blinds were dusty and the door shades were falling apart. Pots and pans were a whole different story.When I checked out Colonial sent a message to see if all was ok or We need to talk. I hit We need to talk, I've been home 3 weeks without a response from them. We stayed in Snuggled Inn . I would not use this rental agency again nor would I recommend it.Maybe a new cleaning crew and some updating would help.

When we called the management, Josh, was unapologetic, rude, claimed they had 24 hours to fix the problem per the rental agreement. I reviewed the contract, that was a lie, when I told him that, he became increasingly rude. We waited over 3 hours for the cleaning crew, horrible service all the way around. Will never stay here again.
Colonial cabins with little care
Second time staying at a cabin through colonial properties. First time the cleaning was sub par. Really just a quick wipe down. All dart tips broken, a huge dirt ring in the jacuzzi tub, the couch reeked of sour sweat, and small game pieces left out and around. This time i picked the very small forever mine for 110 a night, not including the cleaning fees for the poor cleaning job plus other charges. Not complaining about the size because i picked that but it is the worst bed I have ever tried to sleep in. It was a super loud creeky bed and the only time i've seen a bed that can be both worn out and hard. All parts of the bed sank to the middle, causing back pain and the hardness came from a memory foam topper to try to hide it. The appliances are roughly early 90s but the range top is the only thing that bothers me. Its barely held together. One tv is an old tube and the other flat screen doesnt even have an hdmi port. My argument for 110 dollars a day they cant afford to update the range, tvs, and bed. 2 thousand dollars for nice updates that they can recover from rental costs quickly.
Smoky Mountain Dreams = Smoky Mountain Nightmare (Colonial Properties)
Do not EVER stay at Smoky Mountain Dreams cabins (owned by Colonial Properties.) My wife and I go to a cabin to relax. In other words we want to sit in a hot tub, read out on the deck, watch movies, and take naps whenever we feel like it...all the things we cannot do at home. We do this to get away from life and have a little peace and quiet to recharge. We live locally so we can go to Dollywood, see the sights, etc whenever we want. We just want to stay at at cabin all day and enjoy the quiet. Our last vacation with just us was 4 years ago so we were long overdue and due to events in the past several months we desperately needed this. We have been saving up and held off on our vacations till the end of the year. After looking through A LOT of cabin rentals (one of my least favorite things to do) we chose a cabin called "Mountain Movie Inn" which is apparently managed by Smoky Mountain Dreams which I guess is owned by Colonial Properties. It had a theater room and a hot tub on the deck and looked to be surrounded by woods. The pictures show what appear to be a semi-secluded cabin but before we booked it I called and asked how secluded it was and the lady said it was in a community but the surrounding trees give privacy.
Well...I posted their website's pictures with this review and the actual pictures I took and as you can see this is the definition of false advertisement. We arrived on Sunday 11/4/18 and immediately called the office because the cabin is crammed between two other cabins and one of them had construction going on (obviously the pictures on their website were taken before the other two cabins were built.) The lady said she would have the owner call us the next morning. Well that evening we got in the hot tub only to have the people on our left come out, turn on both their upper and lower deck lights which illuminated our deck because the decks are so close. Two teens came out and proceeded to splash and wrestle around in their hot tub like they were at the YMCA. This went on till after 1am. Like I said, the bigger issues is that we are literally a few yards from each other and our whole deck was lit up by their lights. So then the next morning at 7am the construction started on the cabin to our right. As you can see in the pictures the cabins are so close that is sounded like it is right in our room. We also could not sit in the hot tub during the day because I didn't find it relaxing with all the construction going on and workers within a few yards of the hot tub just standing around (nor did my wife want to sit in a hot tub in front of all of them.) So I called the office when they opened at 9am and told them this would not work and explained the reasons. The manger Josh said he would look around for any other available cabins and call me back. He did within a few minutes but told me that he had no other cabins. Then silence. So I said, "So...what are my options here...". He said, "Well I told you I don't have any other cabins." So I replied, "So what are you trying to tell me...I am supposed to pay for this whole week?!?" He got snippy and said, "That's not what I said." I explained the reasons we did not want to stay there with him cutting me off every time I tried to speak. I was very calm and polite and even said that to him. I said "Look I am frustrated and not happy and am trying to remain calm about this and talk it out with you." He said "Well did you call and ask if the cabin was secluded before you rented it?!?" (I guess he was insinuating that we shouldn't trust the pictures.) I told him I absolutely did call and someone obviously lied to me (I have the call log to prove all of this.) He said that he can't help it if someone starts building cabins around theirs and very sarcastically said, "What would YOU do if someone just started building a house next to yours?!?" I told him the bigger issue was not that there were cabins that had been built around this one...but that they obviously took those photos years ago before the first one was ever built next to them and had they posted accurate pictures on their website of what their cabin actually looks like now we would've never picked that cabin. So they were obviously hiding it. I suggested that they could've even put up some type of blinds on each end of the deck to provide some type of privacy. Again he got snippy with me and said, "This is not my cabin, I just manage it." He said he would refund me the rest of the week and that I needed to be out in 2 hours. We were there less than 24 hours but cleaned up anything we did use or mess up. We never used the grill and even ran the dishwasher before we left with the few dishes we did use.
At this point I am still on the hook for cleaning fees, maintenance fees, and the one day (technically 1/2 day) to the tune of $360. They are refunding the rest but obviously that will not show up in my account for 7-10 days. So my wife and I are now back home. We basically paid $360 to pack our car 3 times and drive to Pigeon Forge for one night.
I plan on leaving reviews everywhere and at this point am contacting my attorney because not only did we lose $360, we have wasted both of our remaining weeks of vacation, wasted a complete day, gas, stress, time spent looking for the cabin and driving to and from Pigeon Forge in traffic.

They moved me three times to different cabins that were of lesser value than the one I paid for. The first time they moved us, they called a week after placing the reservations, and told me that the place I had rented was being taken off their site. No big deal. They offered me a crappier cabin, I declined, sent them a link to a cabin that was the same value. They said great, booked me for that cabin. The second time they moved me, they said the owner was getting the floors done on the cabin I chose after my first reservation was "canceled" by them.
They did it the day before the trip, and "Josh" claimed he called but I had no missed call from him. I even checked my phone bill. Nothing. When we arrived at the cabin they moved us into, we had no running water, the fireplace didn't work, and the tv didn't work. They had one DVD available to watch, ironic it was Anger Management. Since we had no running water, we couldn’t brush our teeth for the night and couldn’t make coffee in the morning. I then proceeded to call more than three times, each time to be put on hold. This was also at about 9 a.m till almost 10 a.m because they would not speak to me any time I called. Finally I called a sixth time and when she asked can I put you on hold I said
"No I have no running water and you keep putting me on hold."
Worst almost $600 I spent.
It took until almost 4 p.m. before they had us relocated into another cheaper cabin, than the very first one I had reserved. Never reimbursed for the difference and didn't add an extra night for the total inconvenience.
When I told them the issue was no running water, it took them another hour to send a repair man out to tell us he couldn't do anything. Then another 30 minutes for us to get a new cabin. Nothing reimbursed and we essentially wasted a full day because we couldn't shower, we couldn't go anywhere waiting on the repairman, we couldn't prepare food because we needed the water with what we brought, and they refused to even talk to us about anything until "they assessed" if the pipes were frozen. Save your money, this is a scam. They don't care about customer service and will try and have you change your cabin to a lesser value. Such a scam.
Update: My friend stayed with us and lost her book here. She called a week after our stay and asked if the book had been found after cleaning the cabin. The customer service than told us they hadn't had anyone out there to clean the cabin and lost items are our fault. She proceeded to tell them our experience was terrible and they had to relocate us because of no running water and didn't allow her the time to make sure she got her book. After she questioned why it's been a week and they haven't cleaned the cabin, they agreed to check and see if the book was even there. Found the book, took another week to mail the book. They don't clean their cabins for over a week? We had no running water and couldn't flush the toilets. That's gross.

The cabin we ended up with was more in the mountains but the views and cabin were crap compared to what I originally paid for.
The worst cabin I have ever stayed in
The worst cabin I have ever stayed in! It was filthy upon arrival, the dishes were dirty, there was dust under the beds and in the corners of the rooms, the toilet looked like it hadn't been cleaned in months and was grimy. Apart from all of the uncleanliness, the Happy Hiker has a very dangerous plumbing issue, when we tried to turn on the hot tub upstairs, our friends downstairs were getting severely leaked on from the ceiling. They weren't able to sleep in the bed as it was drenched in nasty smelling water. This horrible incident caused them to sleep on the FLOOR! Which was beyond filthy, and they did not leave us extra bedding or sheets to sleep on. We gave them our extra pillows and noticed they too were disgusting with yellow and brown stains all over the pillows. When we tried to speak to the manager to inform them of the issues, they didn't answer the phone until after we checked out. And once we finally spoke to them they showed no remorse for our situation, stating that "they could have helped us if we had called earlier." Keep in mind this happened at 2 in the morning, and they didn't answer any of our attemped calls. The manager we spoke with made every attempt to belittle us as we were simply trying to explain the situation as it happened. We weren't trying to be reimbursed or have any money returned, we just wanted to explain the dangers of the situation and that someone can be extremely hurt or even killed if the ceiling were to cave in and fall on someone. And who would want to get injured or killed on vacation, when you're going there to relax and get away from stress of daily life. Overall, our vacation experience was ruined thanks to the dirty cabin, horrid conditions, and insensitive staff showing no remorse for our safety. I would have rated it 0/5 stars if I could. Please be careful booking anything from Colonial Properties.
I could not have been more pleased
We stayed at the Happy Hiker. I could not have been more pleased. The cabin had a wonderful view and the deck with the hot tub and grill was the perfect gathering spot for the family after a long day enjoying everything Gatlinburg has to offer. The kitchen had everything you needed. The cabin is just minutes from the main trolley stop. We spent a day hiking near the cabin and found a hidden waterfall . The beds were so comfortable and it had all the luxury of home, even had a gaming room. The kids played in it every night and wifi. This is the perfect getaway for any family. If you havent been yet what are you waiting for?
Smoky Mountain Inaugural Trip Success
My husband and I brought our 3 kids ages 14, 12, & 11 up for our nephews wedding in November 2017. I had been to Gatlinburg/Pigeon Forge many times but it was a first for the rest of my family. They absolutely loved it especially the cabin. My oldest child is severely handicapped & it was really nice having the game room where we could all hang out together. The cabin was extremely nice with lots of room, the views were spectacular, and the location being about halfway between Gatlinburg & Pigeon Forge couldn’t have been better. Our cabin had a log book and a game where the family before hides a couple of dollars & after figuring out the clues your family locates the money, & then you provide clues & hide the money again for the next family....a treasure hunt! Fabulous idea. We will definitely be back very soon.

If I could put less than one star I would. Me and my husband stay in Gatlinburg every year and have never had a problem like this. Everyone is very very rude. We booked bear view too and it was absolutely disgusting, looked nothing like the pictures stated online. There were stains all over the carpet, jacuzzi bathtub was leaking upstairs, and the ceilings had been leaking and the paint was all chipped and cracked. It was SO outdated. And the outside looked like a super 8 motel. Me and my husband showed up and it was horrible. We called to ask for a refund and we spoke with josh and I told him I would like a refund and he responded with ok we will get that canceled for you. Well after 8 business days the money hasn’t gone back ($633). So I call and spoke to josh again, and he tells me he never said that. So then I speak to the property manager Michelle and she was utterly rude!!! I suggest you save your money and stay somewhere a lot nicer.

The cabin was great
The cabin was great. Very clean and even better than the pictures. We really enjoyed ourselves. The contact information was great. Everything Colonial Properties said would happen did. Great communication keeping us informed, when we can get in, directions to the cabin, free coupons, how to get in, how to leave the cabin. Was a great time away. Would recommend anyone to use these guys. Thanks again.

Nice accommodation, pleasant stay
Nice accommodation. Well furnished, clean with all amenities. Our only complaints were wi-fi not working and some of the bathroom doors were not locking properly.
Wi-fi was fixed the next day but living in a cabin where cellular signals are difficult to find Wi-fi is a must.
